RADCO is seeking a Make-Ready Technician to join our incredibly talented team. The Make Ready Technician is a key player in our ability to prepare vacant homes for our future residents. The Make Ready Technician reports directly to the Maintenance Supervisor. Responsibilities:
- Aware of property goals and the condition of the property and takes immediate steps to address any issues, concerns, or unsafe conditions.
- Perform routine preventive maintenance on all appropriate equipment as directed by the Maintenance Supervisor and the Property Manager.
- Responsible to ensure move in ready apartment homes by completing the required punch list. Diagnose and perform minor or routine maintenance or repairs, as directed.
- Remove and transfer appliances and equipment to/from storage area to apartment as circumstances warrant and assist in moving abandoned furniture, appliances, etc. to dumpster.
- Complete all assigned maintenance work on vacant apartments within the Radco Residential requirement of 5-7 business days.
- Complete all service requests within 24 hours, unless the request requires extraordinary parts or labor.
- May be required to perform on-call emergency service requests when scheduled. When on call, emergency after hours calls will require an immediate response and arrival at the property no more than an hour after the call is received. On call bonus incentives will be provided.

- Attend and assist in resident activities and functions during or after hours as needed.
Qualifications and Experience Requirements:
- Experience working in maintenance or construction is preferred
- Possess proven knowledge of carpentry, electrical, appliance repairs, heating and air-conditioning, plumbing, etc.
- Strong time management, prioritization, and organizational skills
- Detail-oriented and exhibits pride in quality of work
- Takes initiative and self-motivated to complete tasks at hand
- Knowledge of OSHA and EPA regulations.
- Valid driver’s license may be required based on property size and potential need for use of a golf cart.
- Position requires individuals to furnish their own reliable transportation to fulfill the job’s functions.
Physical Requirements:
- Requires constant movement including considerable use of arms and legs, movement of the entire body such as climbing stairs and ladders, lifting, balancing, walking, stooping, kneeling, crouching, crawling and handling of materials. Considerable time is spent using hands to handle, operate, activate, inspect, place, detect control or feel objects, tools or controls.
- May be required to work atop of buildings or on roofs, as needed.
- Must be able to work from heights using ladders, scaffolds or lifts.
- Must be able to carry, move, transport, position, install, remove or continuously lift weight up to 75 lbs.
- Must be able to shovel snow, plow and salt or use ice melt, as needed.
- Must be able to work with majority of exposure to outdoor weather conditions.
- Worker must be able to ascend/descend ladders. Worker must be able to meet a ladder duty rating up to Type IAA (Extra Heavy Duty) of 375 lbs. Total weight consideration includes employee weight, weight of clothing and PPE, weight of tools and supplies carried, and the weight of tools and supplies stored on the ladder.
- Worker is regularly required to sit, talk, see and hear. The ability to communicate, speak and understand clearly is required the majority of the time.
- Ability to utilize computer hardware, including use of keyboards, mouse, and tablet.
