Estimator / Preconstruction Manager (INSULATION)

Quest Group Executive search is actively recruiting for a Senior Estimator and will be responsible for leading the estimating and pre-construction efforts for multifamily insulation projects. This position develops accurate and competitive project estimates by reviewing building plans, blueprints, and specifications; performing detailed material takeoffs; and collaborating with internal teams, clients, suppliers, and subcontractors. The Senior Estimator plays a key role in securing profitable projects while ensuring estimates are complete, accurate, and aligned with company objectives.

Essential Responsibilitie

• Lead all estimating and pre-construction activities for multifamily insulation projects from bid invitation through project turnover
• Review and interpret architectural, structural, and MEP plans, blueprints, specifications, and contract documents to determine project scope and requirements
• Perform detailed quantity takeoffs for insulation systems, firestopping, sound attenuation, air sealing, and related products
• Prepare conceptual, budgetary, negotiated, and competitive bid estimates
• Analyze project documents to identify scope gaps, conflicts, exclusions, and value engineering opportunities
• Solicit, evaluate, and negotiate pricing from manufacturers, suppliers, and subcontractors
• Prepare complete bid proposals, including assumptions, exclusions, qualifications, alternates, and clarifications
• Collaborate with project managers and operations teams to ensure a smooth handoff of awarded projects
• Participate in pre-bid meetings, project walkthroughs, and client meetings as needed
• Maintain current labor rates, productivity standards, material pricing, and estimating databases
• Monitor market trends, material availability, and pricing fluctuations that may impact project costs
• Assist with change order pricing and cost analysis throughout project execution
• Mentor junior estimators and contribute to the continuous improvement of estimating processes and best practices

Required Qualifications

• Minimum of 5 years of estimating experience in commercial or multifamily constructio
• Previous experience in the multifamily insulation industry is require
• Proven experience managing pre-construction activities and preparing competitive project estimate
• Demonstrated ability to read, interpret, and analyze building plans, blueprints, construction drawings, specifications, and contract document
• Strong understanding of insulation systems, including
• Fiberglass batt insulation
• Blown-in insulation
• Spray foam insulation
• Sound attenuation insulation
• Firestopping systems
• Air sealing and thermal envelope applications
• Working knowledge of construction methods, sequencing, and building practices within the multifamily market

Preferred Qualifications

• Associate's or Bachelor's degree in Construction Management, Engineering, Architecture, or a related field is preferred
• Experience working with general contractors, developers, and multifamily builders
• Knowledge of applicable building codes, fire-resistance assemblies, and energy code requirements
• Experience estimating projects from conceptual design through final construction documents

Technical Skills

• Advanced ability to read and interpret building plans, blueprints, elevations, details, and construction specifications
• Proficiency with estimating and digital takeoff software such as Bluebeam Revu, PlanSwift, On-Screen Takeoff (OST), Stack, or similar platforms
• Strong Microsoft Excel and Microsoft Office skills
• Experience with project management or ERP software is a plus
