Job Title: Assistant Project-Construction Manager
Reports To: Construction Manager, Sr. Construction Manager
EXEMPT
Summary: Plans, directs, and coordinates activities of designated project(s) to ensure that goals or objectives of project(s) are accomplished within prescribed time frame and funding parameters. Assure subcontractors perform their tasks in conformance with project documents, including preparation of project schedule(s) with input from project personnel to construct facilities designed to client's specifications by performing the following duties personally or through subordinate supervisors.
Essential Duties and Responsibilities: include the following. Other duties may be assigned.
Assist in monitoring and enforcing jobsite safety and security requirements
Assist in monitoring and controlling work-in-place quality requirements during all phases of construction
Assist in collecting and filing subcontractor daily activity and weekly safety reports, as needed
Assist in monitoring and updating project schedule using scheduling software
Maintain construction documents (plans, spec’s, & as-built drawings) to keep up-to-date with all supplemental information and field changes posted and marked
Assist in preparation of project meeting agendas and be responsible for generating and distributing minutes of all meetings
Process Requests for Information generated in the field
Process and distribute construction change documents
Assist with supervision and coordination of assigned subcontractors
Supervise and coordinate all subcontractors in the absence of superintendent
Obtain, review, and process material submittals/shop drawings
Track material delivery requirements; coordinate and log material deliveries
Act as on-site liaison between the architect, engineers, and owners
Assist in preparation of monthly project status reports
Track and control expenditures within limitations of project budget
Assist in reviewing project proposal or plan to determine time frame, funding limitations, procedures for accomplishing project, staffing requirements, and allotment of available resources to various phases of project.
Assist in establishing work plan and staffing for each phase of project, and arranges for recruitment or assignment of project personnel
Prepares subcontracts and/or purchase agreements for various project scopes, as assigned by supervisor
Assist in preparation of project reports for management, client, or others
Assist in monitoring Job Site: For access to subcontractors; for public safety and subcontractor’s compliance to safety regulations.
Responsible to interpret or verify interpretation of blueprint plans through RFI’s
Assist in communication with clients, code officials, and design personnel and conducting turnover to client for occupancy
Assist with preparation of monthly progress billing, progress reports and process as directed.
Perform additional assignments per supervisor and/or Company President’s direction.
Supervisory Responsibilities:
Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Education and/or Experience:
Bachelor's degree (B.S.) from four-year college or university; or two to four years related experience and/or training; or equivalent combination of education and experience.
Language Skills:
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, safety rules, operating and maintenance instructions, procedure manuals and governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
Mathematical Skills:
Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
Reasoning Ability:
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
Computer Skills:
To perform this job successfully, an individual should have knowledge of Spreadsheet software, Word Processing software, and project scheduling software.
Certificates, Licenses, Registrations:
OSHA & First Aid Training, Driver's License and Equipment Operating Training, Journeyman Certification in one building trade.
Other Skills and Abilities:
Building layout on site and use of transit and levels; Knowledge of safety standards (Recognition of risks and means to correct those conditions.)
Other Qualifications:
Ability to deal with the public and communicate effectively with design personnel and subordinates.
