POSITION DESCRIPTION: Reporting to the Building Operations Project Manager, this role will be responsible for ensuring the agency maintains high quality assurance standards for internal and external building cleanliness, efficient turnover timeline, and exceeds upkeep/repair expectations. This role manages emergency and planned work order repairs, performs preventative maintenance services, engages in supplemental custodian responsibilities when necessary, and monitors building conditions. The ideal candidate avoids shortcuts and “quick fixes” instead prioritizing long-term, lasting solutions! This person is self-motivated with a strong work ethic and takes pride in their work product.
SALARY AND BENEFITS: The starting hourly rate for this position is $35.00/hour with an overtime rate of $52.50. Paid time off benefits include: 14 paid holidays, 3 weeks of vacation, 4 personal days, 12 sick days, and early closure at 12pm on Fridays proceeding Monday agency observed holidays. WORK SCHEDULE: M-F 9:00a.m. to 5:00p.m. (if an ideal candidate requires a different work schedule, we may agree to different hours before hire).
RESPONSIBILITIES:
Building Maintenance and Repair
· Serves as the primary building and repair technician completing ongoing work orders for multiple agency locations;
· Performs repairs & preventive maintenance work such as: electrical, masonry, plumbing, painting, and carpentry;
· Moves client belongings to and from vacant units and restores the unit to full readiness for new client occupancy;
· Unloads and organizes deliveries related to furniture, supplies, bulk food, files, donations, and other various items;
· Supports with curb-side sanitation and recycling responsibilities during staff and vendor absences, when needed;
· Assists with event set-up and clean-up- moving furniture, arranging supplies, and emptying waste cans as requested;
· Performs cleaning to uphold safe and sanitary conditions, avoid fines/violations, and take pride in our buildings;
· Maintains outdoor property in cleanly, good repair removing litter, leaves, debris, and seasonally landscaping;
· Communicates with team members about workload- asking for support and offering help when time allows;
Building Emergencies and After-Hours Responsibilities
· Shares responsibility of on-call emergencies for overnights/weekends/holidays to restore building safety/security;
· Assists with snow removal, salt spreading, tree/branch removal, and emergency-situation preparedness planning;
· Maintains availability for overtime before and after scheduled hours and on weekends for special events with notice;
· Collaborates with team members to complete seasonal checklist tasks and annually required inspection/certifications;
· Participates in volunteer day events for external agencies and board members creating positive experiences;
Building Administration and Compliance
· Routinely evaluates cleaning inventory and identifies tools, hardware, and supplies to purchase prior to urgent need;
· Accurately updates in real time information into the electronic work order system and keeps organized documents;
· Safely operates the agency van when driving the vehicle is required to achieve maintenance goals and objectives;
· Demonstrates safety, integrity, appropriate boundaries, and moral character in all relationships and interactions, and
· Performs other duties as assigned.
QUALIFICATIONS:
· Minimum High School Diploma or GED. Bachelor’s or Vocational/Technical degree preferred.
· 7-9 years’ experience in building maintenance, repairs/renovations, construction, electrical, plumbing, or contracting.
· Demonstrated skills including organizing, planning, and coordinating workloads within deadlines.
· Safely lift and move heavy equipment/objects which may weigh up to 55 pounds regularly.
· Comfortable climbing multiple floors of steps at a time and using a ladder to complete tasks.
· Capacity to give and follow directions. Clearly identify and communicate processes on complex multi-step projects.
· Strong interpersonal skills to effectively interface with all staff, residents, management team, and external parties.
· Competency with basic digital literacy, Google Workspace, Zoom, and Microsoft Office programs.
· A strong working knowledge of building mechanics, electrical, plumbing, and HVAC systems.
· Proficient knowledge of local, state, federal codes, building codes, industry standards in mechanical, electrical, life safety and fire protection fields.
· Valid NYS Driver’s License preferred, or the ability to obtain a NYS Driver’s License within six months of hire.
Pay: $35.00 per hour
