What are the responsibilities and job description for the Maintenance Technician position at Protea Property Management Inc.?
Summary
Responsible for the day-to-day general maintenance of a property (or group of properties) and fulfilling all maintenance obligations including but not limited to requests for maintenance, electrical, plumbing, carpentry, drywall and other handyman work required to maintain a high quality standard of appearance and function. This role requires a customer focused mindset and ability to interact with tenants and other team members in a friendly and professional manner. Schedule flexibility required for rotating on-call weekends, special events, and emergencies.
Essential Functions & Responsibilities
- Perform maintenance repairs throughout the property including the common area amenities.
- Makes repairs to the areas related to electrical, plumbing, HVAC, carpentry, painting, dry wall, lighting, painting of furniture and structural exterior (ie. curb cuts, light poles, bollards, benches, etc.).
- Assists in the regular maintenance of the exterior grounds and providing excellent curb appeal.
- Ability to use tools, such as paint brushes, rollers, spray equipment, ladders, solvents, cleaners, tape, and coverings, as well as power tools, such as snakes, jack hammers, electrical test devices, grinders, drills, saw, and motor/electrical vehicles.
- Maintains vacant units in "market ready" condition for prospective tenant showings completing painting, cleaning and repairs.
- Completes regular inspections as directed by Asset Manager/Property Manager
- Ensures that company policies and procedures as well as safety and compliance expectations are met as directed by Asset Manager/Property Manager.

Requirements
- Valid driver's license
- Proof of automobile liability insurance
Education & Experience
- High school diploma preferred
- General understanding of maintenance: From HVAC, plumbing, drywall and electrical repair experience, to a fresh coat of paint, maintenance technicians have a hand in every part of making the project run effectively. The individual must have a passion for fixing things and a keen eye for detail.
- Computer proficiency and frequent daily use of/proficiency with a Smartphone with updated software to upload/download work order requests and completion thereof
Work Environment & Physical Demands
- This job operates in a professional commercial environment. May be required to regularly travel outside between properties as assigned and in varying weather conditions.
- Wearing safety gear
- This role routinely requires wearing standard Protea maintenance uniform to be clean, pressed with shirt tucked in and buttoned up with no material frays showing or soiled clothing.
- The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee may need to travel from floor to floor, carry equipment, tools, and climb stairs. and regularly be required to walk, talk, and hear.
