- Building accurate estimates and budgets for renovations and repairs
- Scheduling and dispatching field technicians, maintenance staff, and subcontractors, using AppFolio, Jobber, and QuickBooks Time
- Sourcing and negotiating with subcontractors (HVAC, electrical, plumbing, general trades) and consulting with property owners on scope and pricing
- Quality-control inspections on completed work
- Compliance with local building codes, permitting, state safety regulations, and OSHA standards across the portfolio
- Tracking project status, costs, and timelines, and reporting to the General Manager
**What you bring**
- **Required:** Residential construction experience, especially in renovations and estimating
- Experience managing or coordinating multiple projects, crews, or subcontractors at once
- Working knowledge of plumbing, electrical, drywall, carpentry, and HVAC, enough to scope work, price it, and judge its quality
- Comfort with mobile tools, spreadsheets, and property management or scheduling software. AppFolio experience strongly encouraged; Jobber and QuickBooks Time a plus
- Strong vendor negotiation, organization, and communication skills
- Valid driver's license and a clean, insurable driving record
**Skills Required
- Communication skills: Enjoys interacting with people, communicating expectations, providing updates, and building professional relationships.
- Project management skills: Able to oversee multiple projects, manage competing priorities, and ensure tasks are completed within established timelines.
- Leadership abilities: Comfortable directing a team, delegating responsibilities, setting expectations, and holding team members accountable.
- Technology proficiency: Comfortable using computers, smartphones, email, spreadsheets, digital communication platforms, and project management software.
- Maintenance Knowledge : Has a basic understanding of maintenance operations, with technical expertise considered a plus rather than a requirement.
**What we offer**
- $26–$30.50/hr starting, based on experience
- 401(k) with company match
- Generous paid time off
- Paid holidays
- Real ownership over maintenance and renovation work across a growing regional portfolio
