Assistant Manager Manufactured Housing Communities

Investment Property Group operates 150 properties across 13 states, with a portfolio spanning multifamily, manufactured home communities, and RV parks. This role puts you on the ground at two of their Auburn, Washington communities: Skylark Village Estates 1, a 141-home senior community, and Skylark Village Estates 2, a 116-home all-ages community. Combined, that's 257 homes worth of resident relations, rent collection, delinquency management, and daily ops sitting in your queue.

The pay range is $24.00 to $28.00 per hour depending on your background, and the schedule runs Monday through Friday with some flexibility built in for weekend open houses and after-hours marketing events (offset by adjusted weekday hours to keep you at 40).

Day to day, this role has two distinct modes. The first is sales and leasing: conducting tours, hosting open houses, driving traffic to available homes, and knowing your local market well enough to close. The second is operations: supporting rent collection, working delinquency procedures with the Community Manager, coordinating maintenance requests, reviewing vendor activity, walking the property to catch curb appeal issues before they compound, and handling resident concerns with the patience that senior and all-ages demographics each require in different ways.

Manufactured housing operates differently from conventional multifamily in a few practical ways worth understanding. Resident relationships tend to run longer and run deeper. Turnover is lower, but when a home-site does go vacant, selling or leasing it back requires actual sales skill, not just application processing. Delinquency management in MHCs also carries its own regulatory weight, particularly in Washington State, where landlord-tenant law applies to MHCs but with specific provisions around notice periods and eviction procedures. Candidates who've worked MHC or large multifamily (100-plus units) and understand those distinctions will hit the ground faster here.

Strong candidates will know property management software. IPG specifically uses Manage America, which is built for manufactured housing and RV communities, along with Rent Cafe and Blue Moon. Comfort with that stack matters. So does the ability to keep administrative documentation clean: transaction records, inspection logs, reporting docs. The Community Manager relies on this person to own those functions without needing to be reminded.

What IPG is Looking for

• At least one year of experience at a manufactured housing or multifamily community with 100-plus units
• Demonstrated experience with rent collection and delinquency procedures
• Sales and marketing skills specific to filling vacant homes and home-sites
• Proficiency with property management software, ideally Manage America or similar platforms
• Valid driver's license
• Strong written and verbal communication across multiple audiences: residents, vendors, contractors, inspectors
• Ability to handle conflict calmly and enforce community standards consistently
