The Leasing & Sales Manager will drive occupancy, revenue, and portfolio growth across Proper Stays’ luxury furnished rental and boutique hotel portfolio. This role is equal parts relationship builder, closer, and market strategist — responsible for converting inquiries into signed leases, cultivating corporate accounts, and ensuring every prospective guest or resident experiences the Proper Stays standard from the very first touchpoint.
The ideal candidate brings a polished presence, sharp sales instincts, and genuine hospitality intuition. They are someone who can move fluidly between managing a high-priority corporate inquiry, closing a long-term lease, and representing the brand at a community or networking event — all with warmth, professionalism, and confidence.
Key Responsibilities
• Serve as the primary point of contact for all inbound leasing inquiries across furnished rentals, extended-stay properties, and boutique hotel units.
• Conduct in-person and virtual property showings tailored to each prospect’s lifestyle, timeline, and expectations.
• Prepare and present lease proposals, pricing packages, and availability options with clarity and brand alignment.
• Negotiate lease terms and close agreements in a manner that protects both Proper Stays and the guest relationship.
• Maintain a healthy pipeline of active prospects and follow up with warmth and persistence to move opportunities forward.
• Accurately track all leads, showings, and outcomes in AppFolio and Asana to ensure visibility across the team.
Corporate & Relocation Accounts
• Identify and develop relationships with corporate housing coordinators, relocation firms, HR departments, and executive placement agencies throughout the Charleston region.
• Build a portfolio of preferred corporate accounts that drive consistent, high-value bookings and long-term leases.
• Create and deliver tailored proposals and presentations for corporate housing needs, including group accommodations and extended-stay packages.
• Represent Proper Stays at professional events, Chamber of Commerce gatherings, and hospitality networking functions to expand brand reach.
Owner & New Business Development
• Support the identification and onboarding of new homeowner partnerships by presenting Proper Stays’ management services with confidence and clarity.
• Participate in walkthroughs and market analysis to help set accurate expectations around revenue potential, pricing, and positioning.
• Maintain a strong understanding of the Charleston luxury rental and boutique hotel market to inform conversations with prospective owners and partners.
Leasing Administration & Compliance
• Prepare, distribute, and countersign lease agreements, ensuring all documentation is complete, accurate, and compliant.
• Coordinate move-in schedules, welcome communications, and onboarding materials for incoming residents and extended-stay guests.
• Manage lease renewals, proactive outreach, and retention conversations to minimize vacancy and maintain occupancy targets.
• Audit listings across all platforms for accurate availability, pricing, and content to support conversion.
Guest & Resident Experience
• Ensure every prospect and incoming resident receives a communication experience that reflects Proper Stays’ hospitality standards.
• Collaborate with the operations team to ensure seamless transitions from signed lease to move-in day.
• Respond promptly to all inquiries via email, phone, text, Slack, and booking platforms with warmth and professionalism.
• Gather and act on feedback from guests and residents to continuously improve the leasing experience.
Reporting & Market Intelligence
• Deliver weekly leasing activity reports covering pipeline status, conversion rates, and upcoming move-ins.
• Conduct monthly pricing and market reviews to ensure Proper Stays remains competitively positioned in the Charleston market.
• Track and analyze occupancy trends, seasonal demand, and competitor activity to inform leasing strategy.
Qualifications
• 3–5 years of experience in luxury leasing, real estate sales, corporate housing, or boutique hospitality.
• Proven track record of meeting or exceeding leasing and sales targets in a high-touch, relationship-driven environment.
• Strong written and verbal communication skills with a warm, confident, and polished presence.
• Proficiency in G Suite (Gmail, Docs, Sheets, Calendar) and Slack for daily business operations.
• Experience with AppFolio or comparable property management software preferred.
• Comfortable working in a fast-paced, entrepreneurial environment with evolving priorities and high standards.
• South Carolina real estate license preferred or willingness to obtain.
• Genuine passion for hospitality, local market knowledge, and delivering exceptional service.
