About the Opportunity
Our client, a real estate investment and development firm with a strong presence in the San Francisco Bay Area, is seeking a Director of Asset Management to lead strategy, performance, and execution across a commercial portfolio primarily consisting of retail assets and mixed-use properties.
This is a high-impact leadership role for an experienced commercial real estate professional who combines strong financial acumen with hands-on operational expertise and a proven ability to drive value creation.
This is a hybrid role based in San Francisco (4x/week in the office).
About the role and your impact
The Director of Asset Management will be responsible for maximizing portfolio performance through strategic planning, leasing oversight, operational execution, financial analysis, and cross-functional collaboration. This individual will play a key role in improving NOI, mitigating risk, and enhancing long-term asset value.
Key Responsibilities include:
Portfolio Strategy & Performance
- Lead business plans, asset strategies, and annual operating plans across a portfolio of retail and mixed-use properties
- Drive NOI growth through leasing strategy, expense management, and capital planning
- Monitor occupancy, lease rollover exposure, operating trends, and portfolio KPIs
- Conduct market and competitive analysis to guide pricing, merchandising, and tenant mix decisions
Financial Oversight
- Prepare and review budgets, reforecasts, variance reporting, and financial models
- Lead asset review meetings with executive leadership
- Oversee CAM/NNN recoveries, reconciliations, and reimbursement optimization
- Support valuation analysis, lender reporting, and hold/sell/refinance recommendations
Operations & Asset Optimization
- Partner with property management teams to ensure operational excellence and tenant satisfaction
- Implement cost control initiatives, vendor optimization, and process improvements
- Evaluate risks related to tenancy, rollover, co-tenancy, and physical asset needs
- Support insurance, compliance, and regulatory initiatives
Leasing & Capital Projects
- Collaborate with leasing teams on renewals, new deals, and merchandising strategy
- Review LOIs, lease economics, and tenant financials
- Oversee capital improvement initiatives including façade upgrades, common area enhancements, and tenant improvements
- Track budgets, timelines, and ROI for capital investments
Leadership & Collaboration
- Prepare presentations and portfolio reporting for senior leadership and ownership
- Partner closely with acquisitions, development, finance, legal, and operations teams
- Build strong relationships with brokers, tenants, and external partners
- Mentor junior team members as applicable
What you'll bring
- Bachelor’s degree required
- 5 years of experience in asset management, commercial real estate, retail operations, leasing, or related disciplines
- Strong understanding of retail leasing economics, tenant mix strategy, and commercial property operations
- Advanced Excel skills required; experience with ARGUS and Yardi strongly preferred
- Excellent analytical, communication, and organizational skills
- Ability to manage multiple priorities in a fast-paced entrepreneurial environment
Salary : $180,000 - $200,000
