Job Summary
The Principal Broker is responsible for leading and growing the brokerage. As the licensed Broker of Record in the state of Tennessee, you will oversee day-to-day brokerage operations, ensure full compliance with Tennessee real estate law, and recruit, train, and develop the team of Realtor. We have the inventory to sell and we have a huge referral engine to keep business flowing. This is a hands-on leadership role combining operational oversight, team development, and strategic growth of the brokerage.
Essential Responsibilities
- Serve as the licensed Principal Broker of record for the brokerage in the state of Tennessee
- Oversee daily brokerage operations and ensure compliance with TREC rules, MLS rules, and all applicable real estate laws
- Recruit, onboard, train, and develop Realtor Partners and brokerage staff
- Review and approve listing agreements, contracts, addendums, and transaction files for accuracy and compliance
- Mentor Realtor Partners through complex negotiations, inspection issues, and escalated transaction problems
- Develop and implement training programs, SOPs, and best practices that allow the team to scale
- Lead weekly team meetings, pipeline reviews, and one-on-one performance coaching sessions
- Partner with ownership on growth strategy, market expansion, and recruiting initiatives
- Monitor team production metrics and hold Realtor Partners accountable to performance standards
- Maintain relationships with title companies, attorneys, lenders, MLS boards, and TREC
- Resolve escalated client, buyer, and seller issues with professionalism and discretion
- Stay current on Tennessee real estate law, contracts, and industry best practices, and communicate changes to the team

- The brokerage operates in full compliance with Tennessee real estate law and TREC requirements at all times
- Realtors are trained, supported, and developed to consistently meet or exceed production targets
- All listings, contracts, and transaction files are accurate, complete, and compliant

- Brokerage transaction volume and revenue grow year over year through new recruits and improved Partner performance
Required Skills
- Leadership: Proven ability to recruit, train, and develop high-performing real estate teams while holding them accountable to clear standards.
- Compliance Expertise: Deep working knowledge of Tennessee real estate law, contracts, and TREC regulations with the ability to spot and resolve issues before they become problems.
- Communication: Expert-level communicator across all channels — able to lead team meetings, coach individual Partners, and represent the brokerage to clients, attorneys, and regulators.
Qualifications
- Active Tennessee Real Estate Broker License (Principal Broker designation required)
- Minimum 5 years of real estate experience with a strong personal production history
- Prior management, team-lead, or training experience strongly preferred
- Experience with investment properties, flips, novations, or non-traditional listings preferred
- Proficient in MLS platforms, Salesforce (or similar CRM), and transaction management software
- Comfortable working in a fast-paced, high-volume environment
- Reliable transportation and a valid U.S. driver's license
Compensation
- W-2 Employee
- $60,000 – $70,000 base salary
- $300 – $500 per closed transaction
- OTE: $135,000 – $185,000
