Objective
The primary objective of this position is to maintain the property to the highest standards of safety, functionality, and curb appeal. The Maintenance Technician and Supervisor will play a vital role in ensuring that all interior units, common areas, building exteriors, and amenity spaces are kept in excellent condition. By performing preventive, corrective, and emergency maintenance, this role helps create a welcoming, clean, and well-maintained environment that enhances resident satisfaction and protects the value of the community.
Essential Duties and Responsibilities
Unit Preparation & Turnovers
- Assist in preparing market-ready units, ensuring they are in excellent condition for new residents.
- Conduct thorough inspections of all units scheduled for move-in, making any necessary repairs, adjustments, or cleaning to meet company standards.
- Perform final walkthroughs just prior to resident occupancy to confirm readiness and quality of presentation.
Work Orders & Repairs
- Respond to routine maintenance requests within twenty-four (24) hours of receipt and complete repairs in a timely and professional manner.
- Diagnose and repair a variety of issues related to plumbing, electrical systems, HVAC systems, appliances, carpentry, and general construction.
- Ensure all work complies with safety standards, building codes, and property policies.
Community & Amenity Maintenance
- Maintain swimming pools, spas, fountains, and amenity areas to meet health and safety guidelines, including water testing and equipment maintenance.
- Oversee the daily cleaning and upkeep of common areas such as hallways, lobbies, stairwells, laundry rooms, and exterior entrances.
- Implement and maintain a continuous painting program to refresh and protect doors, handrails, hallways, and other community surfaces.
- Perform seasonal maintenance, including snow removal and salting, using on-site equipment as needed.
On-Call & Emergency Response
- Participate in an on-call rotation, providing after-hours emergency maintenance support for issues such as HVAC failures, water leaks, or electrical outages.
- Respond promptly, professionally, and with sound judgment to minimize inconvenience to residents and damage to property.
Rehabilitation & Capital Projects
- Complete in-house rehabilitation, renovation, and repair projects for both individual units and community exteriors.
- Work with property management to identify areas requiring upgrades, improvements, or preventive maintenance.
- Assist with capital improvement projects and collaborate with outside contractors when necessary.
Qualifications
Required Certifications & Education
- EPO certification (Peferred).
- High school diploma or GED equivalent.
Preferred Certifications
- CPO (Certified Pool Operator) certification strongly recommended.
Experience & Technical Skills
- Minimum of 2 years of hands-on experience in multi-family housing or a related field.
- Demonstrated knowledge of plumbing, electrical systems, HVAC systems, appliance repair, pools/spas, carpentry, and general construction.
- Ability to safely operate snow removal equipment and other maintenance tools.
- Strong troubleshooting and problem-solving skills with the ability to work independently or as part of a team.

- Maintain a neat, clean, and professional appearance at all times.
- Exhibit a professional demeanor and strong customer service skills when interacting with residents, staff, vendors, and the public.
- Ability to communicate effectively in both written and verbal forms.
Other Requirements
- Valid driver’s license and reliable transportation required.
- Must be able to participate in on-call rotation and respond to emergencies after hours.
- Must be able to lift up to 50 pounds, work on ladders, and perform physically demanding tasks in a variety of conditions (indoors, outdoors, hot, or cold).
