Job Summary
The Senior Property Accountant is responsible for the full-cycle accounting for an assigned portfolio of commercial properties, including the accurate and timely preparation of property-level financial statements in accordance with US GAAP and Company policy. The role prepares and analyzes monthly and quarterly closing actuals, leads CAM and lease-related accounting, supports the budget and reforecast process in collaboration with property management and asset management, and serves as the primary point of contact for client and property-level accounting questions.
The Senior Property Accountant works independently with minimal day-to-day supervision, exercising sound accounting judgment to identify and resolve issues, and escalating appropriately when matters fall outside established policy or authority.
Key Responsibilitie
sMonth-End Close & Financial Reportin
- gPerform the full month-end close for an assigned portfolio: prepare and post journal entries, bank reconciliations, GL account reconciliations, and monthly accrual entries
- .Prepare and analyze the monthly financial reporting package for each property, including balance sheet, income statement, supporting schedules, and variance analysis comparing actuals to budget
- .Maintain property-specific general ledgers, ensuring all transactions are accurately recorded, classified, and reconciled
- .Ensure all activity for the period, including expenses, receipts, owner distributions, and funding requests, is accurately and completely posted before close
- .Calculate owner distributions and/or funding requests as required
- .Maintain the overall integrity of financial records for the assigned portfolio
.Daily Accounting & Cash Managemen
- tCreate batches for tenant receipts, post tenant billing adjustments, and apply prepayments to open charges
- .Review and approve vendor invoices; monitor payables to ensure timely, accurate processing
- .Monitor and maintain property cash balances daily, flagging shortfalls or irregularities proactively
.Lease Administration & CA
- MSet up and terminate leases in Yardi, including rent schedules and tenant recovery pools/profiles
- .Prepare annual and quarterly CAM reconciliations and estimates in accordance with lease terms
- .Review lease agreements and abstracts to ensure billing, recoveries, and commission calculations are correctly reflected in the accounting system
.Budgeting & Forecastin
- gParticipate in the annual budget process and quarterly reforecasts for the assigned portfolio, in close collaboration with property management and asset management
- .Prepare monthly income statement analyses comparing actuals to budget and explain material variances
- .Support capital planning and reforecast cycles within the property management system
.Client & Cross-Functional Communicatio
- nRespond promptly and accurately to requests from property managers, asset managers, and clients on property accounting questions or issues
- .Support the annual financial statement audit and tax return preparation with accurate, well-documented workpapers
.Process Improvemen
- tContinuously evaluate property accounting processes for efficiency and accuracy; identify opportunities to streamline workflows

Qualificatio
- nsBachelor's degree in Accounting or Finance require

- d.Strong working knowledge of US GAAP as applied to commercial real estat
