Commercial Construction Estimator

Our client is a well-established, mid-sized commercial general contractor with deep regional roots and a strong reputation for delivering complex, high-quality projects. Estimating is viewed as a strategic function not simply pricing work, but shaping outcomes, managing risk, and setting projects up for operational success long before construction begins.
They are seeking a Commercial Construction Estimator with experience across the full gamut of commercial construction, including concrete, tilt-wall, structural, shell, and complete building scopes. This role requires both technical rigor and real-world construction knowledge.
What We’re Looking For
- 3 years of commercial construction estimating experience
- Proven exposure to concrete, tilt-wall, shell, and full building scopes
- Experience with ground-up commercial projects
- Proficiency with estimating software and Procore
- Organized, deadline-driven, and detail-oriented

What You’ll Do:
Bid Preparation
- Review RFPs, drawings, and specifications for ground-up commercial projects
- Develop and maintain bid calendars across multiple concurrent pursuits
- Coordinate site walks and pre-bid meetings
- Issue bid invitations and follow up with trade partners
- Identify scope gaps and constructability risks early
- Prepare complete proposals and estimates
- Draft, track, and manage RFIs
Quantity Takeoffs & Cost Analysis
- Perform detailed quantity takeoffs for concrete, tilt-wall, structural, and architectural scopes
- Apply accurate labor, material, and equipment pricing
- Validate costs using historical data from similar commercial projects
- Maintain and update cost databases
- Develop conceptual, ROM, and hard bids across a wide range of project sizes
Trade Partner Coordination
- Develop comprehensive scope sheets covering full-scope commercial construction
- Level subcontractor bids and analyze pricing accuracy
- Clarify inclusions, exclusions, and assumptions
- Maintain strong, long-term relationships with concrete, structural, and specialty trade partners
Estimate Finalization
- Prepare internal estimate summaries for leadership review
- Review general conditions, fees, and schedules
- Coordinate with Operations to align sequencing and constructability
- Identify risks, assumptions, and cost drivers
- Submit complete, accurate, and competitive bids
Handoff & Documentation
- Lead preconstruction turnover meetings
- Provide detailed estimate breakdowns to Project Management
- Support buyout strategy and early procurement
- Maintain estimate archives and historical data
- Collaborate on value engineering and cost optimization

Salary : $115,000 - $130,000
