About the Role:
As a Regis Lead Building Engineer, you will be responsible for monitoring building system operations and the performance of various areas including plumbing, electrical, painting, roofing, heating, and cooling. This job is part of the Engineering and Technical Services job function. They are responsible for providing support, preventive maintenance, and repairs on equipment and systems.
Job Description
Essential Functions and Responsibilities:
- Prioritize work orders and estimate the time and materials needed to complete repairs. Maintain an inventory of adequate supplies and tools.
- Perform maintenance and repairs to mechanical, plumbing, electrical, structural, fire life safety, HVAC and control systems. Keep facility and building systems up to applicable standards as assigned.
- Perform preventive maintenance duties, including changing filters, cleaning and brushing coils, lubricating motors, and other inspections and maintenance recommended by equipment manufacturers.
- Develop and maintain effective building-specific maintenance procedures
- Coordinate maintenance efforts with outside contractors and technicians
- Maintain stock and inventory control
- Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns
- Comply with all applicable codes, regulations, governmental agency, and company directives as related to building operations and practice safe work habits.
- Oversee and inspect the work performed by outside contractors. Respond to common inquiries or complaints from tenants.
- Direct the implementation of a preventive maintenance program to ensure that building machinery and systems meet or exceed their rated life. Perform repairs and emergency maintenance as needed.
- Comply with Regis Uniform Dress Code while working and maintain a neat and clean appearance while on the property at times other than working hours
- Apply advanced knowledge to seek and develop new, better methods for accomplishing both individual and department objectives.
- Contribute to new products, processes, standards, and/or operational plans in support of achieving functional goals.
- Communicate difficult and complex ideas with building tenants, management team and upper management.
What You Will Need:
- High school diploma or equivalent. Associate or bachelor’s degree preferred.
- Minimum 10 years of experience in commercial or institutional buildings with complex mechanical, electrical, and plumbing systems in a commercial property setting.
- Strong hands-on experience with HVAC rooftop units and troubleshooting.
- EPA Universal License preferred, additional certifications in electrical, plumbing, or carpentry a plus. Certifications/licenses as may be required by local or state jurisdictions.
- Physical requirements to include stooping, standing, climbing and frequent lifting of a minimum of 50 lbs. Must have the ability to operate an EMS system.
- Knowledge of ticketing system; IMPAK is preferred.
- Intermediate skills with Microsoft Office Suite, including Work, Excel and Outlook.
- Ability to prioritize different projects and make decisions.
