Position Summary

The Construction Superintendent is responsible for the on-site daily management, coordination, and execution of commercial tenant improvement (TI) projects from preconstruction handoff through final punch list and owner turnover. This role leads field operations, manages subcontractor performance, enforces safety and quality standards, and serves as the primary on-site representative to the client, tenant, building ownership, architect, and inspecting authorities. Projects typically include office build-outs, industrial flex space, and cold storage or specialty warehouse fit-outs in occupied or partially occupied buildings.

Key Responsibilities

Field Operations & Scheduling

  • Develop, maintain, and update the project schedule (three-week look-ahead and master CPM) and drive trades to meet milestones.
  • Sequence work to minimize disruption in occupied buildings, including coordination of after-hours, weekend, and phased work where required.
  • Conduct daily on-site supervision; produce daily reports documenting manpower, work performed, deliveries, weather, delays, and visitors.
  • Coordinate site logistics: staging, hoisting, deliveries, dumpster placement, parking, freight elevator scheduling, and access through landlord-controlled common areas.

Subcontractor & Vendor Management

  • Conduct preconstruction scope reviews and weekly subcontractor coordination meetings.
  • Verify subcontractor scope compliance, manpower loading, and quality of installed work against contract documents.
  • Identify and document scope gaps, conflicts, and field conditions; initiate RFIs and coordinate resolution with the Project Manager and design team.
  • Review and approve subcontractor time and material tickets in the field before they reach accounting.

Quality Control & Inspections

  • Enforce conformance to approved plans, specifications, submittals, and applicable codes (IBC, CBC, NEC, NFPA, ADA, Title 24, local amendments).
  • Schedule and walk all required municipal, third-party, and special inspections (structural, fireproofing, MEP rough/final, health department, fire marshal).
  • Coordinate building management requirements: tie-ins to base building MEP/FLS, roof access, after-hours work permits, and certificates of insurance for trades.
  • Manage commissioning, startup, and testing of MEP systems; verify balancing reports and controls integration.

Safety

  • Implement and enforce the company Injury and Illness Prevention Program (IIPP) and project-specific safety plan in compliance with Cal/OSHA (or applicable state OSHA) requirements.
  • Conduct weekly toolbox talks, daily pre-task plans, and document safety observations and corrections.
  • Investigate and report all incidents, near-misses, and property damage events.

Project Closeout

  • Generate, manage, and clear punch lists with subcontractors, architect, and owner.
  • Collect O&M manuals, warranties, attic stock, as-builts, and training documentation.
  • Coordinate final inspections, certificate of occupancy, and tenant move-in readiness.

Required Qualifications

  • 5 years of progressive field supervision experience on commercial construction projects, with at least 3 years specifically on tenant improvement work.
  • Demonstrated ability to run multiple concurrent TI projects ranging from approximately $250K to $10M .
  • Working knowledge of all trades involved in commercial fit-outs: demolition, framing, drywall, MEP/FP, low voltage, millwork, finishes, and specialty systems.
  • Proficient reading and interpreting architectural, structural, MEP, and shop drawings.
  • Proficient with Procore, Bluebeam Revu, and Microsoft Project (or Primavera P6); strong general computer and tablet-based field reporting skills.
  • OSHA 30 certification.
  • Valid driver's license and reliable transportation; willing to travel between job sites within the assigned region.

Preferred Qualifications

  • Experience with occupied-building work and active landlord/property manager coordination (Class A office, or food and beverage).
  • Experience with cold storage, refrigerated warehouse, or industrial process fit-outs.
  • Familiarity with prevailing wage / Davis-Bacon projects and DIR-related field documentation.
  • First Aid / CPR, Cal/OSHA 30 if California-based, Confined Space, and Forklift certifications.
  • Bilingual English/Spanish.
  • Bachelor's degree in Construction Management, Engineering, or related field (equivalent field experience accepted in lieu of degree).

Physical Requirements & Work Environment

Work is performed on active construction sites and includes climbing ladders and stairs, lifting up to 50 lbs, prolonged standing and walking, and exposure to dust, noise, temperature extremes, and overhead work. Occasional night and weekend work is required to support phased or after-hours operations.

Compensation & Benefits

Competitive salary commensurate with experience, vehicle/fuel allowance or company truck, cell phone, health/dental/vision, 401(k), PTO and paid holidays.

Salary : $140,000 - $160,000
