The Manager, Land Development manages the planning, engineering, permit coordination and construction management process for low rise land development. This role includes managing all aspects of horizontal development from site feasibility through construction and project closeout. The manager maintains, monitors, and effectively communicates site planning and engineering criteria and tolerances with consultant land planners and engineers to conform with company practices; distributes and communicates land planning and engineering progress with corporate executives and senior leadership; and maintains tracking and progression of land plans and engineering plans with consultants.

Maintain permit tracking for new and existing projects. Monitor trends in permit timing and inform applicable internal departments of changes to permit related costs and permit time frames. Apply for and receive all demolition and land development permits within the time frame established. Review the production schedule for permit due dates on a daily basis and follow-up accordingly.

The Manager will assist the Land Development Team with various tasks critical to the management of multiple development projects including feasibility, project and product design, entitlements, scheduling and construction management. Manager must be accountable, have unparalleled focus on details and an innate need for uniformity and consistency in work product, embrace the responsibility to take initiative, and derive satisfaction from and thrive in a role where teammates and the company are counting on the Manager to achieve results. What We Are Looking For

In addition to your expertise in land acquisition and development, here’s what we’d love to see:

  • Minimum of 3-5 years of land development project management experience within the low-rise land development construction industry.
  • Bachelor’s degree from an accredited four-year college or university or equivalent in Engineering, Construction Management, Real Estate.
  • Background in civil engineering and/or construction management, with the ability to read and interpret detailed civil engineering and development plans.
  • Strong experience in site engineering components including water, wastewater, force mains/lift stations, and drainage design.
  • Demonstrated ability to lead large-scale land development projects from start to finish, meeting both timeline and budget objectives.
  • Thorough understanding of municipal and provincial permitting processes, with a track record of navigating approval requirements effectively.
  • Excellent interpersonal, leadership, and team collaboration skills, with the ability to mentor junior staff and adapt to diverse working styles across internal and external stakeholders.
  • Proficient in Microsoft Project, Bluebeam, and Microsoft Office Suite, with strong organizational, time management, and written/verbal communication skills.

What You’ll Be Doing Each Day

  • Responsible for managing site analysis, entitlements, land planning, plan review, engineering of civil engineering plans, budgeting, scheduling, and construction management of site contractors.
  • Track progress/status of development projects and provide updated reports related to site planning, civil plan preparation, contractor bid documents, and land disturbance permitting.
  • Negotiate and manage budgets and help ensure financial performance objectives are achieved for each project.
  • Coordination of bid document and land development permit submittal packages including permit applications, consultant studies, civil plans.
  • Review and assemble permit paperwork to be submitted to different municipalities.
  • Contact and maintain regular contact with local governmental offices for permits. Attend submittal meetings, permit/plan coordination meetings, plan submittal drop-offs and pick-ups. Upload and download documents and plans for any electronic submittals.
  • Communicate effectively outside the company and with other departments to optimize efficiencies on bringing product to market on schedule and on budget.
  • Engage and supplement the company’s electronic and hard copy file structures, schedules, and ongoing organizational needs with a focus on file management and integration of new technologies, reducing redundancy, and increasing team efficiency.
