About The Role
POAH Communities is seeking a highly qualified individual to serve as a Property Inspector for our Cincinnati Portfolio. This individual will be a bright and dynamic leader with hands-on experience and the demonstrated ability to successfully manage staff and oversee day-to-day operations.
About Your Impact
- Some post-high school education preferred
- At least 3 years of related experience
- Knowledge of HUD regulations, forms, inspection criteria/processes and the low income housing tax credit program as they relate to physical assets and maintenance preferred
- Possess understanding of the Property Maintenance Codes and a familiarity with Codified Ordinances
- Excellent communication skills, both oral and written
- Excellent customer service skills
- Strong administrative and organizational skills
- Proficiency in the use of computers to include Microsoft Office products, as well as smart phones and/or tablets
- Experience with Yardi software is preferred
- Ability to understand financial statements and accounting as it relates to apartment operations
- Periodic flexible hours and/or overtime as required
- Periodic travel by car or airplane may be required
- Advise property managers of REAC and USPS violations found on property
- Assist the property managers in complying with laws, codes and regulations
- Performs scheduled and regular inspections of properties in the region to check for and address any maintenance or aesthetic items/concerns
- Performs zoning compliance inspections as needed
- Inspects structures and properties to determine compliance with maintenance regulations
- Processes complaints and handles inquiries related to property maintenance, zoning compliance and licensing.
- Inspect property spaces including but not limited to vacant units, basements, commercial spaces, laundry rooms, and internal and external common areas
- Open, update, and close Work Orders
- Record Collection & Ordinance Duties
- Records inspection information, registration compliance, and licensing compliance, including inspection photos and findings
- Enter data, notes and compliance decisions via online tracking system
- Respond to complaints from residents
- Identify all violations upon inspection, maintain records, and schedules follow-up inspections for determination of compliance
- Liaise with external agencies to ensure required permits and documents are procured, filed, and maintained; deliver permits, documents, packages, and other items between central office and properties
- Complete other related tasks as assigned
