About the Position
We are seeking a dependable, skilled, and customer-focused Maintenance Technician to join our apartment community team in Downtown Lansing. The ideal candidate will have experience in multifamily housing maintenance and possess strong troubleshooting and repair skills in areas such as plumbing, electrical, appliance repair, carpentry, and general building maintenance.
This position plays a critical role in maintaining the appearance, safety, and overall condition of the property while delivering exceptional service to residents. The successful candidate must be able to work independently, prioritize tasks effectively, and participate in an on-call emergency rotation.
Key ResponsibilitiesProperty Maintenance & Repairs
- Diagnose and repair HVAC systems, boilers, plumbing, electrical systems, appliances, and other building components.
- Complete service requests promptly and professionally while documenting all work performed.
- Perform preventative maintenance and ensure all maintenance records are accurately maintained.
- Respond to after-hours emergency maintenance calls as scheduled.
Apartment Turnovers
- Prepare vacant apartments for new residents, including painting, repairs, cleaning, and inspections.
- Ensure all make-ready units meet company quality standards and are completed on schedule.
- Coordinate turnover progress with management and leasing staff.
Grounds & Building Upkeep
- Maintain the cleanliness and appearance of common areas, hallways, grounds, trash areas, and pet stations.
- Conduct daily inspections of the property and address maintenance concerns promptly.
- Assist with seasonal and special property improvement projects.
Vendor & Contractor Coordination
- Obtain bids, coordinate services, and monitor work completed by vendors and contractors.
- Assist with inventory management and cost control efforts.
Resident Relations
- Provide excellent customer service and maintain positive relationships with residents.
- Communicate professionally and courteously at all times.
- Ensure resident concerns are addressed efficiently and respectfully.
Safety & Compliance
- Perform all work in accordance with company policies, OSHA regulations, and applicable health and safety standards.
- Maintain a clean and organized work environment.
- Follow all safety procedures and use equipment properly.
Qualifications Required Experience
- Multifamily apartment maintenance experience preferred.
- Experience in at least three of the following areas:
- Boiler systems
- Plumbing
- Appliance repair
- Carpentry
- General maintenance repairs

- Strong troubleshooting and problem-solving skills.
- Ability to work independently with minimal supervision.

- Ability to manage multiple priorities and meet deadlines.

Physical Requirements
- Ability to lift up to 100 pounds.
- Ability to climb ladders, kneel, crouch, crawl, and work in confined spaces.
- Ability to work indoors and outdoors in varying weather conditions.
- Ability to operate maintenance equipment, hand tools, and power tools safely.
Requirements
- High school diploma or trade school education required.
- Valid driver's license and reliable transportation.
- Must pass a maintenance skills assessment with a minimum score of 70%.
- Must successfully complete a criminal background screening.
- Must provide basic hand tools or be willing to obtain required tools.
- Must participate in a rotating 24-hour on-call schedule.
