Residential Facilities Maintenance Technician / Residential Apartment Maintenance Superintendent

Department: Facilities Management / Property Operations

Reports To: Property Manager, Director of Facilities,

FLSA Status: Non-Exempt

Location: Various Residential Properties (Apartments)

1. Position Summary

The Residential Facilities Maintenance Technician is responsible for the daily upkeep, repair, and preventive maintenance of apartment buildings, mechanical systems, common areas, and exterior grounds. This role ensures that all units and building systems operate safely, efficiently, and in compliance with applicable codes. Technicians support tenant service requests, perform routine inspections, document all work, and help maintain the physical condition and appearance of the property portfolio.

This is a mission-critical position that directly impacts resident satisfaction, building performance, and regulatory compliance.

2. Key Responsibilities

A. General Building Maintenance

  • Perform routine repairs including carpentry, drywall patching, painting, flooring, basic electrical, and plumbing.
  • Respond to and complete resident work orders in a timely manner.
  • Perform minor repairs to doors, locks, windows, and hardware.
  • Clean, maintain, and organize mechanical rooms, maintenance shops, and storage areas.

B. Mechanical Systems Maintenance

  • Conduct regularly scheduled inspections of boilers, steam systems, hot water heaters, HVAC equipment, furnaces, condensers, and pumps.
  • Replace filters, belts, and worn components as part of preventive maintenance.
  • Monitor system performance; report irregularities to supervisors immediately.
  • Assist licensed contractors during servicing or installation of mechanical equipment.

C. Plumbing & Electrical

  • Diagnose and repair minor plumbing issues (faucets, toilets, clogged drains, leaking pipes).
  • Repair or replace fixtures, outlets, switches, breakers (within permitted scope).
  • Support major system repairs in coordination with licensed professionals.

D. Apartment Turnovers

  • Prepare units for new tenants: patching, painting, cleaning, fixture replacement, appliance checks, lock changes.
  • Document and report unit condition, damages, and materials used.

E. Safety, Compliance & Inspections

  • Ensure compliance with building and safety codes, including fire safety systems, emergency lighting, and CO/smoke detectors.
  • Participate in city, state, and federal inspections (DCA, Section 8, HQS, EHIP, etc.).
  • Maintain up-to-date documentation of all repairs, service logs, and inspection results.

F. Grounds & Exterior Maintenance

  • Maintain property exteriors: snow removal, ice melt application, landscaping support, debris removal.
  • Ensure walkways, parking areas, and entrances remain safe and accessible.

G. Emergency Response

  • Participate in on-call rotation for after-hours emergencies.
  • Respond to urgent maintenance issues including flooding, HVAC outages, electrical failures, and security concerns.

H. Documentation & Software Requirements

  • Enter all work orders, notes, time entries, and photos into the required systems:
  • Rent Manager (work orders, maintenance logs, time tracking)
  • Procore (job-site documentation, inspections if applicable)
  • Asana (tasks assigned for projects and follow-up items)
  • ExakTime / Hubstaff (time tracking)
  • Maintain accurate logs of materials, vendor invoices, and labor hours.

3. Required Qualifications

  • High school diploma or GED required; technical school or trade training preferred.
  • Minimum 2–3 years of experience in residential or commercial building maintenance.
  • Working knowledge of HVAC, plumbing, electrical, and building systems.
  • Ability to use maintenance software and mobile applications.
  • Valid driver’s license and reliable transportation.
  • Ability to lift 50 lbs., climb ladders, work in confined spaces, and perform physical labor.
  • Strong troubleshooting skills and attention to detail.

4. Preferred Qualifications

  • Certifications in HVAC, boilers, OSHA 30, or related trades.
  • Experience working in multi-family affordable housing environments (HQS, DCA, HUD requirements).
  • Familiarity with Rent Manager, Procore, and ExakTime/Hubstaff.

6. Work Schedule & Availability

  • Full-time position with standard weekday hours.
  • After-hours and weekend emergency availability is required.
  • Overtime may be necessary depending on operational needs.

  • Timely completion of work orders.
  • Quality and accuracy of repairs.
  • Compliance with inspection requirements.
  • Proper documentation and use of required software systems.
  • Resident satisfaction and reduction of repeat issues.

8. Additional Expectations

  • Adhere to company policies, safety rules, and confidentiality requirements.
  • Maintain clean, organized work areas and equipment.
  • Represent the company with professionalism and integrity at all times.

Job Type: Full-time

Pay: $18.00 - $25.00 per hour
