Project Manager – Tenant Improvements
Pinecrest Construction & Development Co. – Reno, NV
Pinecrest Construction is seeking a Project Manager with deep Tenant Improvement (TI) experience to lead projects from early estimating through closeout, while also playing a key role in client development and relationship management.
This is not a back-office PM role. We’re looking for someone who can price work, win work, and deliver work.
What You’ll Do
Tenant Improvement Project Leadership
- Manage multiple TI projects (office, medical, retail, restaurant, etc.) from preconstruction through closeout
- Own schedule, budget, subcontractors, and overall project execution
- Lead OAC meetings and maintain strong communication with clients and design teams
- Drive projects to predictable financial outcomes
Estimating & Preconstruction
- Lead or heavily support bidding and estimating of TI projects
- Review plans/specs, identify scope gaps, and build complete scopes
- Solicit and level subcontractor bids
- Develop budgets, proposals, and GMPs
- Negotiate pricing with subs and clients
Client Development & Relationships
- Build and maintain relationships with owners, brokers, developers, and repeat clients
- Participate in client meetings, walkthroughs, and business development efforts
- Help convert opportunities into awarded projects
What We’re Looking For
- 5 years of direct Tenant Improvement (TI) experience (REQUIRED)
- 5 years estimating managing TI projects for a General Contractor
- Proven ability to run jobs AND build relationships
- Strong understanding of fast-paced TI schedules and turnover environments
- Experience with Procore, Microsoft Project, and Excel
- Ability to manage multiple projects simultaneously without losing control of details
- Strong communication and leadership skills
Compensation & Details
- Salary: $100,000 – $135,000 (based on experience)
