Position Overview
The Leasing & Marketing Director is responsible for driving occupancy and revenue at the property level through hands-on leasing efforts and the execution of targeted marketing initiatives. This role leads all on-site leasing activities, oversees marketing execution, and ensures a best-in-class prospect and resident experience. The ideal candidate is highly organized, sales-driven, and thrives in a fast-paced environment.
Key Responsibilities
- Leasing & Sales Execution
- Lead all day-to-day leasing activities, including tours, follow-ups, and closing efforts
- Manage the full prospect lifecycle from initial inquiry to signed lease
- Track leasing performance daily, including traffic, tours, applications, and conversions
- Ensure timely and consistent lead response across all channels (calls, texts, emails, ILS, etc.)
- Train and motivate leasing team members to meet individual and property leasing goals
- Execute renewal strategies to retain current residents
Marketing Execution & Outreach
- Implement property-level marketing plans to drive qualified traffic
- Execute social media strategy, including content creation, posting, and engagement
- Plan and host on-site events, resident functions, and leasing promotions
- Build and maintain relationships with campus organizations, student groups, and local businesses
- Conduct outreach marketing such as flyering, tabling, and partnership activations
- Shop competitors and report on market trends, pricing, and concessions
Brand & Customer Experience
- Ensure the property’s online presence (Google, social media, ILS listings) is accurate and compelling
- Maintain tour path readiness, model units, and overall curb appeal in collaboration with the onsite team
- Deliver a high-energy, engaging tour experience aligned with brand standards
- Monitor online reviews and assist in reputation management efforts
Reporting & Administrative
- Maintain accurate and up-to-date reporting on leasing and marketing performance
- Assist with weekly and monthly reporting for property and regional leadership
- Manage marketing supplies, swag, and on-site promotional materials
- Support invoice tracking and basic budget adherence for marketing spend
Qualifications
- 1–3 years of experience in leasing, sales, or marketing (student housing preferred)
- Strong sales skills with a proven ability to close and meet goals
- Comfortable being on camera and active on social media platforms
- Excellent communication and interpersonal skills
- Highly organized with strong time management abilities
- Ability to work evenings and weekends during peak leasing season
