Role Description
The Properties Director is a full-time, on-site position responsible for the day-to-day maintenance, repair, and operational readiness of YMCA facilities and equipment. This is a hands-on working position that performs skilled maintenance, troubleshooting, preventative maintenance, and repairs while ensuring YMCA facilities remain safe, functional, and welcoming for members and staff.
The Properties Director serves as the primary maintenance professional on site and is responsible for maintaining building systems, HVAC equipment, electrical systems, plumbing, fitness equipment, pool operations, and fleet vehicles. This position also serves as the Pool Operator of Record, maintaining proper pool water chemistry, monitoring pool mechanical systems, and ensuring compliance with all applicable health department regulations.
The Properties Director participates in the department’s rotating on-call schedule and responds to after-hours maintenance emergencies as needed. Success in this role requires strong technical skills, independent decision-making, excellent troubleshooting abilities, and a commitment to outstanding customer service.
Essential Duties and Responsibilities
* Perform hands-on maintenance and repair of YMCA buildings, grounds, and facility systems.
* Diagnose, troubleshoot, and repair commercial HVAC equipment and related mechanical systems.
* Perform electrical troubleshooting and repairs, including lighting, motors, controls, pumps, and other building systems.
* Repair and maintain plumbing systems, fixtures, valves, piping, and related equipment.
* Inspect, troubleshoot, and repair commercial fitness and wellness equipment.
* Serve as the Pool Operator of Record by maintaining proper water chemistry, balancing pool chemicals, monitoring filtration and chemical feed systems, and ensuring compliance with state and local regulations.
* Perform preventative maintenance on building systems, equipment, and vehicles according to established schedules.
* Maintain and coordinate repairs for the YMCA vehicle fleet.
* Respond promptly to maintenance work orders and facility service requests.
* Conduct routine inspections to identify maintenance needs and safety concerns.
* Coordinate with outside vendors and contractors for specialized repairs when necessary.
* Maintain accurate maintenance records, work orders, inspections, and pool operation logs.
* Participate in the rotating on-call schedule and respond to after-hours facility emergencies.
* Assist with facility improvement projects, renovations, equipment installations, and special events.
* Maintain a clean, organized, and safe work environment while following OSHA and YMCA safety standards.
* Provide friendly, professional customer service while interacting with members, guests, volunteers, and staff.
Preferred Qualifications
* Minimum of three (3) years of experience in commercial building maintenance, facilities maintenance, or a skilled trade preferred.
* Strong working knowledge of HVAC, electrical, plumbing, mechanical, and building systems.
* Experience diagnosing and repairing commercial HVAC equipment.
* Experience troubleshooting electrical and mechanical systems.
* Experience maintaining and repairing commercial fitness equipment preferred.
* Certified Pool Operator (CPO) certification preferred or ability to obtain certification within six months of hire.
* Knowledge of pool water chemistry, filtration systems, and pool mechanical equipment.
* Experience performing preventative maintenance programs.
* Ability to safely operate hand tools, power tools, testing equipment, and diagnostic instruments.
* Strong troubleshooting, organizational, and problem-solving skills.
* Ability to work independently with minimal supervision while effectively managing multiple priorities.
* Basic computer skills for work orders, maintenance records, inspections, and email communication.
* Valid driver’s license with an acceptable driving record.
* Ability to lift up to 75 pounds, climb ladders, work from lifts, and perform physically demanding work in indoor and outdoor environments.
* Willingness to participate in an after-hours on-call rotation.
