We are currently seeking a skilled, dependable, and motivated Maintenance Technician to join our maintenance team. This position plays a critical role in maintaining the appearance, safety, and functionality of our apartment communities while delivering exceptional service to our residents.
Housing may be available for qualified candidates at select properties.
What You'll Do
As a Maintenance Technician, you'll perform a wide variety of maintenance, repair, and property improvement tasks while working independently and as part of a team.
Property Maintenance
- Complete resident work orders accurately, professionally, and in a timely manner
- Perform preventative maintenance throughout the property
- Assist with apartment turnovers and renovations to prepare units for new residents
- Participate in annual apartment inspections
- Maintain common areas, mechanical rooms, maintenance shops, and grounds
- Repair and maintain plumbing, electrical, carpentry, drywall, flooring, doors, windows, cabinetry, appliances, roofing, and other building systems
- Install and repair electrical fixtures, outlets, switches, lighting, and wiring within scope of experience
- Repair plumbing fixtures, unclog drains, replace valves, pressure regulators, and related equipment
- Perform minor masonry, drywall, plaster, and concrete repairs
- Operate and maintain maintenance equipment and tools safely
- Coordinate with outside vendors for specialized work, including apartment painting
Grounds & Seasonal Maintenance
- Assist with snow removal and ice control
- Perform trash removal and site cleanup
- Maintain landscaping and exterior grounds as needed
- Participate in general property beautification projects
Resident Service
- Deliver outstanding customer service to residents
- Deliver notices to residents as directed
- Respond professionally to resident concerns
- Participate in the emergency on-call rotation
Administrative Responsibilities
- Maintain accurate maintenance records and work order documentation
- Communicate project status and maintenance needs to the Property Manager and Maintenance Supervisor
- Report safety hazards, security concerns, and property damage immediately
- Assist with inventory and material tracking as requested

Qualifications
- Experience in apartment maintenance, facilities maintenance, construction, or a related skilled trade preferred
- Working knowledge of:
- Plumbing
- Electrical systems
- Carpentry
- Drywall and painting
- Appliance repair
- Preventative maintenance
- Ability to troubleshoot maintenance issues independently
- Strong communication and customer service skills
- Ability to prioritize multiple work orders in a fast-paced environment
- Basic computer or mobile device skills for work order management
- Ability to read and interpret manuals, diagrams, and basic blueprints is a plus
Requirements
- Valid driver's license with a satisfactory driving record
- Reliable personal transportation
- Ability to successfully pass a background check
- Ability to work at multiple properties when business needs require
- Willingness to participate in an on-call rotation for after-hours emergencies
- Ability to work collaboratively with residents, coworkers, vendors, and contractors
- Dependable attendance and punctuality
Physical Requirements
- Frequently stand, walk, bend, kneel, climb, and reach
- Regularly use hand and power tools
- Work both indoors and outdoors in varying weather conditions
- Safely climb ladders and work at heights when necessary
- Lift and carry up to 50 pounds regularly (heavier items with assistance or appropriate equipment)
- Access apartments, rooftops, crawl spaces, maintenance rooms, and other areas of the property as needed
