Job Title: Commercial Maintenance Technician

Position Overview:
Philco Building Maintenance is seeking a skilled Commercial Maintenance Technician to service retail shopping centers and industrial/warehouse properties throughout the Bay Area. Technicians are based out of Concord, CA and are assigned specific properties across multiple counties. This position reports to a Maintenance Supervisor and requires the ability to work independently in the field while managing assigned properties.
Key Responsibilities:
Perform scheduled preventative maintenance on commercial buildings and common areas
Respond to reactive service calls and complete repairs in a timely manner
Conduct routine property inspections and identify maintenance deficiencies or safety concerns
General Building Maintenance:
Carpentry repairs including dry rot repair, trim, framing, and structural patching
Interior and exterior painting, curb painting, and surface touch-ups
Stucco, siding, and exterior façade repairs
Minor concrete and asphalt patching
Doors, Hardware, and Access Systems:
Install, adjust, and repair commercial doors, hinges, closers, and frames
Repair and replace locks, panic hardware, and basic access hardware
Troubleshoot door alignment and operational issues
Plumbing & Leak Response (Minor):
Perform minor plumbing repairs (faucets, angle stops, supply lines)
Investigate and locate water leaks and coordinate repairs
Clear minor drain stoppages when applicable
Roofing & Building Envelope (Minor Repairs):
Perform minor roof patching and sealing (non-specialty work)
Identify roof leaks and report conditions for further repair if needed
Metal & Equipment Repairs:
Perform minor welding and metal repairs as needed
Repair gates, railings, and miscellaneous structural components
Site & Property Maintenance:
Maintain overall property appearance and curb appeal
Assist with signage, bollards, fencing, and parking lot fixtures
Support tenant-related maintenance and minor improvements
Tools & Equipment Operation:
Safely operate ladders, aerial lifts, and power tools
Utilize hand tools and maintenance equipment safely and efficiently
Documentation & Communication:
Document work performed, materials used, and site conditions
Communicate findings, recommendations, and job status to supervisors
Coordinate with property managers, tenants, and internal teams
Qualifications:
Experience in commercial property maintenance preferred
Strong working knowledge across multiple trades (carpentry, painting, basic plumbing, etc.)
Ability to troubleshoot issues and work independently
Comfortable working at heights and in varying field conditions
Valid driver’s license required
Physical Requirements:
Ability to lift 50 lbs
Ability to climb ladders and work at heights
Ability to stand, bend, kneel, and work in various weather conditions
Compensation & Schedule:
Full-time (40 hours per week)
Hourly pay range: $30.00 – $40.00 per hour (based on experience)
Overtime available as needed
