Commercial Property Manager
$225k - $275k Bonus

One of the most prestigious expanding Commercial Real Estate/ Investment conglomerate’s now seeks hands-on entrepreneur for Commercial Property Manager position to oversee operations across Nassau and Suffolk county portfolios. Must have at least 6 years Commercial Property Management experience and strong knowledge of building operations, maintenance, and compliance. Serve as the primary point of contact for tenants, ensuring timely and accurate communication. Oversee maintenance and repair work, including vendor selection, scheduling, and quality assurance. Supervise building personnel (on-site Manager, Security, Engineers, Cleaners, Porters). Work with professionals to develop scope of work, bid out project, award contract and supervise contractors until completion of work. Liase with Architectural Department and professionals to develop scope of work, bid out project, award contract and supervise contractors until completion of work. Conduct regular building inspections to maintain high operational standards. Prepare monthly building reports for ownership and investors. Maintain and file certificates of insurance for all tenants, capital projects and vendors. Work with Legal Department on all building/tenant legal matters, as well as attend depositions on behalf of ownership. Ensure compliance with Local Laws and industry regulations. Develop and implement annual capital and operating budgets. Review and sign building personnel payroll. Sign off on purchase orders for all inventory, supply orders and maintenance work as well as all related invoices. Work with Leasing Department to prepare annual leasing forecast and tenant improvement budget. Act as troubleshooter and efficiency expert as well as addressing any building violation. Conduct building walk-thru and inspections. Oversee building Fire Safety Plans and Emergency Access Plans. Work with professionals to develop scope of work, bid out project, award contract and supervise contractors until completion of work. Communicate with board of directors and senior management across entire organization. Must have excellent verbal and written communication skills. Must be detailed oriented with the ability to manage multiple projects. MS Suite.
