We are seeking a results-driven and experienced Property Manager to oversee a multifamily apartment community in Bainbridge, GA area. This role is responsible for full operational oversight, including financial performance, LIHTC compliance, lease-up execution, and delinquency management. The ideal candidate brings strong leadership, regulatory knowledge, and the ability to drive occupancy and revenue while maintaining high resident satisfaction.
Responsibilities
- Oversee all daily operations of a multifamily apartment community, ensuring efficiency, compliance, and performance standards are met
- Lead, train, and supervise on-site staff; manage office operations and team productivity
- Execute and oversee lease-up strategy, including marketing, outreach, traffic conversion, and achieving occupancy targets within deadlines
- Ensure full compliance with LIHTC (Low-Income Housing Tax Credit) regulations, including applicant eligibility, income certifications, recertifications, and file audits
- Maintain accurate resident files and documentation in accordance with LIHTC and company policies
- Market and lease apartments: process applications, perform credit/background checks, approve qualified applicants, and execute leases
- Manage heavy collections, including rent enforcement, delinquency tracking, payment plans, notices, and legal coordination
- Initiate and oversee eviction proceedings in compliance with company policy and local/state regulations
- Collect, post, and deposit rent in accordance with company procedures; ensure accurate financial reporting
- Approve and code invoices; monitor expenses and adhere to budget guidelines
- Conduct regular inspections of units, grounds, and common areas to ensure property standards are maintained
- Oversee make-ready process and maintain a detailed make-ready log to minimize vacancy loss
- Coordinate maintenance operations, ensuring timely completion of work orders and resident satisfaction
- Maintain payroll records for on-site staff and submit for processing
- Manage multiple property management systems and ensure data accuracy across platforms
Requirements
- Proven experience in multifamily property management (affordable housing experience strongly preferred)
- Working knowledge of LIHTC compliance, including income qualification, recertifications, and audit processes
- Demonstrated experience with lease-up properties and achieving occupancy stabilization goals
- Strong background in rent collections, delinquency management, and eviction processes
- Solid understanding of Fair Housing laws and property management regulations
- Excellent leadership, organizational, and problem-solving skills
- Strong customer service and resident relations experience
- Sales and leasing ability with a track record of meeting occupancy goals
- Ability to manage competing priorities and operate effectively in a fast-paced environment
- Knowledge of fair housing guidelines
