Peregrine Property Management, based in Rumford, RI, is looking for a Commercial Assistant Property Manager to join our intense, high-energy, growing company.

Summary/Objective
As a member of the Peregrine Commercial Property Management team, the Commercial Assistant Property Manager will be responsible for all phases of hard and soft lease files, monitoring lease renewals and rent increases, initiate appropriate action in the event of tenant delinquency.
Essential Duties/Responsibilities
- Abstract all new leases by entering information into Rent Manager. Enter and manage all lease notes, maintaining critical dates and tickler files. Follow up as required to ensure Property Management and F&A are aware of any approaching option dates and required action.
- Create and maintain the system of tracking expiration dates of leases. Tracking of all changes or adjustments necessary to lease documents received. Update Rent Manager and report to Property Management and F&A as necessary.
- Responsible for setting up new clients in Rent Manager. Reporting to Property Management and F&A on lease terms, recurring charges, etc.
- Notify tenants of upcoming rent increases, lease renewals, and track move-in/move-out.
- Prepare and follow a continual audit schedule for all existing lease documents in the portfolio. Perform property lease file audits.
- Coordinate monthly AR meetings with Property Management and F&A to ensure rent and other income are collected in a timely fashion. Review AR balances, identify true delinquencies, issue 5-day demand notifications, and determine which cases should be submitted to an attorney and/or collections agency. Track and enforce any payment plans, stipulations, or court agreements
- Maintain hard copy and electronic Master Lease files.
- All other duties as assigned and associated with the day-to-day operation of a residential real estate portfolio
