We're currently seeking an operations-forward Assistant General Manager to help lead a 600 bed student housing community near LSU in Baton Rouge, LA.
This role is ideal for someone who has been through at least one student housing turn in a management capacity and is ready for real ownership. You’ll be the go-to for turn account closeout, delinquency and collections, vendor walk-throughs and sign-offs, resident mediation, and day-to-day operational execution, including stepping in to run the property when the General Manager is traveling.

Responsibilities
- Support day-to-day operations for a 600 bed student housing community, helping oversee leasing and maintenance teams
- Own turn account closeout including move-out charges, bill-backs, account reconciliation, collections, and coordination with third-party billing
- Manage turn vendor coordination and quality control including walk-afters for cleaning, carpet, and unit readiness sign-offs
- Lead delinquency management and collections efforts while maintaining consistent follow-through with residents
- Handle resident issue resolution and roommate conflict mediation from intake through final resolution
Qualifications
- At least one full student housing turn in a management role strongly preferred (conventional multifamily turn experience considered for the right operations-heavy candidate)
- Ability to operate independently and keep operations on track when the General Manager is off-site
- Strong collections and delinquency management experience with confidence in enforcing policies
- Comfort triaging maintenance issues and prioritizing work on a value-oriented, older asset
- Property management software experience required (Entrata is a plus)

- Total compensation range of approximately $47,000 to $55,000 , including base pay plus bonus potential (top end includes $23/hour base and up to roughly $500/month in monthly bonus)
