FIELD DUTIES:
Manage and supervise all rental construction & maintenance activities
Inspect work progress at projects to help maintain quality control for both in house and subcontractor crews.
Tour property management firms's client holdings regularly to assess needed maintenance. Report or repair as necessary.
Office Duties:
· Assign crews their daily work orders
· Coordinate tenant requests for unit and building repairs
· Create Scopes of Work and Budgets for apartment turns and larger rehabs
· Negotiate pricing with sub-contractors and material vendors
· Coordinate turnover/rehab scheduling with Leasing Department
Supervisory Duties:
· Conduct periodic employee performance reviews and take corrective actions
· Establish and/or enforce policies and procedures.
· Hire and terminate staff as needed.
· Manage Maintenance Admin. Assistant
Long Range Planning:
· Prepare property condition reports and repair budgets for Investors/Owners
· Plan and coordinate year round maintenance programs
· Maintain material inventory supplies needed
· Monitor monthly labor and materials spending in coordination with Finance Department.
