Senior Compliance Specialist, Affordable Housing

Every property in People Incorporated's affordable housing portfolio runs on deadlines — tenant certifications, funder audits, inspection responses, monthly reporting — and the Senior Compliance Specialist is the person who keeps that engine running clean. This isn't a sit-and-file role. You'll be moving between property managers, systems, and agencies daily, catching issues before they become findings and turning paperwork chaos into an airtight, audit-ready file every time.

WHAT YOU’LL DO

Train & troubleshoot

• Support and train property management staff on compliance duties, so every certification and compliance task lands accurate and on time.
• Help property managers troubleshoot tenant file software issues as they come up.

Own the paper trail

• Coordinate and collect documentation requested by LIHTC, RD, syndication partners, DHCD, and others — uploading and monitoring tenant files so monthly project worksheets stay accurate in every reporting portal.
• Check property manager work in the OneSite system for timeliness and accuracy, keeping complete electronic tenant files across the portfolio.
• Maintain and update compliance-related information in the property management system.
• Distribute Notice of Payments and Project Worksheets to finance staff, monthly.
• Keep your work aligned with People Incorporated's broader strategic plan.

Get audit-ready, fast

• Help prepare responses to inspection and audit findings — quickly and thoroughly.
• Monitor operations against LIHTC, USDA Rural Development (RD), HUD Project-Based Section 8, and DBHDS Tenant Population Leasing Preference program guidelines.

WHAT YOU’LL BRING

Background

• Associate degree, or 3–5 years of related experience/training in property management and compliance (or an equivalent mix of both).
• Experience in property management, affordable housing, grants management, or administrative compliance.

Skills that matter here

• You move fast without cutting corners — sharp attention to detail, even under deadline pressure.
• You manage your own time well and don't need much oversight to hit the mark.
• You communicate clearly, in writing and in person, and build real relationships with vendors, partners, and staff.
• You're a genuine team player — this role only works alongside a strong property management team.
• You're comfortable in tenant file systems (OneSite, Yardi, or similar) and fluent in Microsoft Office.

NICE TO HAVE

• Bachelor's degree.
• HCCP, STAR, or C3P designation.
• Proficiency in OneSite, or specific training in RD 515 and LIHTC programs.
• 3 years of housing management experience with a focus on compliance.

GOOD TO KNOW

A few standard requirements that come with the role:

• Must be eligible to work in the U.S. and able to provide employment eligibility verification.
• Must hold, or be able to obtain, a U.S.-issued Social Security card.
• Must pass a background screening.
• Must hold a valid driver's license with a good driving record; regular overnight travel is required.
• Must be able to maintain client confidentiality at all times.
• Must attend required trainings, meetings, and on-site compliance reviews.
• Physical requirements include frequent talking, hearing, and use of hands/fingers; regular sitting, stooping, and kneeling; occasional lifting up to 30 lbs; and good close, peripheral, and depth vision.
