What are the responsibilities and job description for the Construction Project Manager position at Pence Construction, Inc.?
As a Project Manager, you will be responsible for but not limited to:
- Manages all pre-construction activities for a successful project
- Perform detailed take off all aspects of the project and ensure effective records are maintained and kept for project delivery.
- Direct and coordinate activities of project personnel to ensure project progresses on schedule and within the prescribed budget.
- Review status and modify schedules or plans as required and prepares project reports for management, owners, and subcontractors. Must be familiar with reviewing contracts and generate requests for information (RFI’s), manage the change order process, and tracking of project labor and material.
- Coordinate with project staff to outline work plan and to assign duties, responsibilities and scope of authority to ensure the projects are completed on time and meet the cost and quality targets/standards.
- Understand project documents IE: completeness and inadequacies. Understand timing needed to acquire shop drawings and or clarification to allow sufficient lead-time for planning and scheduling production to avoid delay of production.
- Manage sub-contractors and can negotiate all matters as they relate to cost, schedule & contract matters with Owner/Sub suppliers
- Must be familiar with reviewing subcontractors' billings.
- Coordinate the preparation and updating of the formal project construction schedule as required by the contract.
- Develop and maintain the customer relationship during delivery, including change and decision making to manage expectations.
Qualifications:
- Applicant MUST have knowledge of commercial construction including auto dealerships, freight terminals and office construction.
- Must have excellent communication skills while interacting with customers, vendors, and employees, in a friendly and professional manner-on the telephone/E-mail and in person
- Must work efficiently in demanding environment and can manage multiple projects simultaneously
- Read and interpret plans, blue prints and specifications
- Must be proficient in Microsoft Office/Projects (Excel, Word, Outlook)
- Must display strong communicative and organizational skills
- Minimum 5 years of experience.
