Key Responsibilities
Maintenance Operations
- Perform and supervise general maintenance, repairs, and preventative maintenance throughout the apartment community.
- Complete work orders promptly while ensuring high-quality workmanship and resident satisfaction.
- Troubleshoot and repair HVAC, plumbing, electrical, appliances, carpentry, drywall, painting, flooring, and other building systems.
- Conduct unit turns, inspections, and preventive maintenance programs.
- Respond to emergency maintenance issues as needed.
- Prioritize, assign, and monitor daily work orders.
- Ensure maintenance requests are completed efficiently and accurately.
- Maintain detailed records of completed work, inspections, and preventive maintenance schedules.
- Follow up with residents to ensure satisfaction with completed repairs.
- Supervise, train, schedule, and mentor maintenance technicians and grounds personnel.
- Assign daily tasks and monitor productivity.
- Promote a safe, professional, and team-oriented work environment.
- Ensure all maintenance staff follow company policies and safety procedures.
- Coordinate with outside vendors and contractors for specialized repairs and services.
- Obtain quotes, schedule work, and verify quality of completed projects.
- Ensure vendors meet contract requirements and property standards.
- Order maintenance supplies, equipment, and replacement parts.
- Maintain appropriate inventory levels while controlling costs.
- Track expenditures and assist with maintenance budgeting.
- Ensure proper storage and organization of maintenance materials.
- Conduct routine property inspections to identify maintenance needs and safety concerns.
- Maintain curb appeal, common areas, amenities, and building exteriors.
- Ensure compliance with company standards, local building codes, and safety regulations.
- Minimum 3–5 years of apartment maintenance experience.
- Previous supervisory or maintenance leadership experience preferred.
- Strong working knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, and general building maintenance.
- Ability to diagnose and repair maintenance issues independently.
- Experience managing work orders using property management software is preferred.
- Strong organizational, communication, and leadership skills.
- Ability to prioritize multiple tasks in a fast-paced environment.
- Valid driver's license and reliable transportation.
- EPA Certification and HVAC certification are preferred but not required.
- Frequently lift up to 50 pounds.
- Ability to stand, bend, kneel, climb ladders, and work in confined spaces.
- Work indoors and outdoors in varying weather conditions.
- Participate in an on-call rotation for emergency maintenance, if required.
