Job Description: GroundskeeperJob Summary:

The Groundskeeper is responsible for maintaining the overall cleanliness, appearance, and safety of the property grounds. This role ensures that common areas, landscaping, and exterior spaces are consistently well-kept, attractive, and welcoming for residents and visitors. The Groundskeeper plays a key role in promoting curb appeal and a positive community atmosphere. Below is an overall broad view of duties, which include, but are not limited to, the following:

Key Responsibilities:Grounds Maintenance

• Remove debris, litter, and pet waste from grounds, sidewalks, parking lots, and common areas.
• Maintain cleanliness and order around dumpster areas, breezeways, stairwells, and recreational spaces.

Timeliness & Responsiveness

• Complete daily tasks and seasonal duties promptly and efficiently.
• Respond to maintenance team requests and weather-related needs (e.g., storm cleanup).

Appearance & Curb Appeal

• Ensure that all outdoor areas meet community standards for cleanliness and appearance.
• Report any property damage, hazards, or needed repairs to maintenance or management staff.
• Maintain seasonal decorations and assist with exterior presentation for resident events or inspections.

Safety & Compliance

• Follow safety procedures in all aspects of grounds work, including equipment handling and chemical use.
• Use appropriate personal protective equipment (PPE) and report unsafe conditions.
• Ensure walkways and paths remain safe and clear of obstacles.

Equipment Use & Care

• Operate landscaping and groundskeeping equipment such as blowers, trimmers, pressure washers, and tools.
• Perform basic maintenance on equipment and notify the supervisor of repair needs.
• Store tools and materials in a clean, organized, and secure manner.

Teamwork & Communication

• Collaborate with maintenance and office staff to support resident satisfaction and property operations.
• Communicate issues or resident concerns promptly and professionally.
• With proper training, some groundskeepers may be placed in the rotation for on-call after-hours maintenance. Please address this with your specific supervisor.

Reliability & Initiative

• Demonstrate consistency and dependability in daily responsibilities.
• Take initiative to identify and address groundskeeping needs proactively.

Qualifications:

• High school diploma or equivalent preferred.
• Previous groundskeeping, landscaping, or maintenance experience preferred.
• Ability to operate and maintain grounds equipment.
• Strong work ethic and attention to detail.
• Ability to work outdoors in all weather conditions and perform physical tasks such as lifting, bending, and walking.

Working Conditions:

• Must be able to work outdoors for extended periods.
• Frequent physical activity, including lifting, pushing, pulling, and the use of landscaping tools.
• May be required to work weekends or support after-hours cleanup as needed.

**Pay is TBD based on experience.
