SUMMARY:

This position is primarily responsible for leading the sales team to peak performance while developing sales and marketing strategies that increase traffic, maximize closing ratios and achieve and exceed budgeted occupancy by performing the following duties.

Essential Duties And Responsibilities

Core duties and responsibilities include the following. Other duties may be assigned.

  • Maintains an excellent customer service relationship.
  • Maintains product knowledge of community and competitive communities through consistent evaluation of market conditions and trends.
  • Directs efforts to implement sales and marketing plans, which effectively maximize rental income and results in high occupancy.
  • Works to optimize occupancy while maximizing effective leased rent.
  • Shows, leases, responds to web leads, telephone inquiries, conduct site tours, and moves in prospective residents.
  • Ensures sales team understands the Ellis shopping report program in its entirety. The shop, benchmark questions, rewards, bonuses, and consequences.
  • Reviews guest cards to ensure entry and follows-up as well as monitor any traffic trends.
  • Adheres to the Panther Residential Management Standard Operating Procedures.
  • Manages Renewal Program in conjunction with the Community Manager.
  • Plans, schedules and organizes resident functions as needed.
  • Trains on-site associates in all leasing paperwork and sales techniques. Ensures they are scheduled for appropriate classes based on their Development Plan.
  • Identifies areas of improvement in the sales team and makes and implements a corrective action plan.
  • Develops and expands current sales and leadership skills.
  • Is responsible for implementation of motivational leasing programs monthly. These programs should be tied into a specific team goal that will help the Community operate at its optimum.
  • Ensures that any marketing collateral materials that will be implemented or are currently being utilized are compliant with the graphic standard guidelines.
  • Is responsible for auditing all lease and renewal files for key controls and bonus submission to the Community Manager.
  • Prepares all lease-related paperwork in an accurate and timely manner. Be able to explain all lease documents to new and existing residents. Ensures that all leasing consultants' paperwork is free of errors.
  • Develops and implements marketing strategies which may include but is not limited to, website management and ordering promotional items.

Supervisory Responsibilities

Manages on-site leasing professionals. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include training employees; planning, assigning, and directing work; addressing complaints and resolving problems.

Requirements

QUALIFICATIONS:

Education And/Or Experience

High school diploma or general education degree (GED); 1-2 years experience in residential management required.

Language Skills

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

Mathematical Skills

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.

Reasoning Ability

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

Computer Skills

Certificates, Licenses, Registrations

Valid driver's license and current automobile insurance is required. Position requires individuals to furnish their own vehicle to fulfill all of the job's functions.

The position requires the ability to work any of the seven days of the week, 52 weeks of the year. Due to the Community staffing limitations, it is extremely critical that individuals be able to work their scheduled hours on a consistent basis and, if necessary, overtime hours when requested. Position requires the ability to serve on-call, as scheduled or as necessary.
