The Director of Property Operations is a senior leadership role responsible for the overall operational performance of the company’s multifamily portfolio. This role offers the opportunity to lead portfolio‑wide operations, influence long‑term asset performance, and strengthen Regional Manager leadership. The Director of Property Operations plays a critical role in delivering consistent results for ownership clients through an emphasis on operational excellence, leadership, accountability, and portfolio performance.
Key Responsibilities
Portfolio & Operational Oversight
- Provide senior‑level oversight of the full multifamily portfolio, ensuring consistent operational standards and performance across all properties
- Drive execution across leasing, maintenance, resident relations, compliance, risk management, and operational controls
- Identify portfolio‑wide trends, risks, and performance gaps; lead corrective strategies through Regional Managers
Regional Manager Leadership & Accountability
- Directly manage and oversee Regional Managers
- Set clear expectations and accountability standards for Regional Manager performance
- Coach, mentor, and develop Regional Managers to strengthen leadership effectiveness and operational decision‑making
Client & Ownership Interaction
- Support Regional Managers in ownership relationships by providing senior‑level operational guidance and escalation support
- Participate in higher‑level ownership meetings, portfolio reviews, and strategic discussions as needed
- Ensure Regional Managers are delivering accurate reporting, proactive communication, and strong operational execution aligned with client expectations
- Serve as a senior operational representative of the company when complex or sensitive client matters arise
Financial Performance & Reporting
- Oversee operational and financial performance across the portfolio, including occupancy, delinquency, expenses, turnover, and NOI
- Partner with Regional Managers on budgeting, forecasting, reforecasting, and variance analysis
- Ensure operational execution supports ownership financial objectives and asset strategies
Execution, Standards & Risk Management
- Drive consistency in policies, procedures, and operational practices across the portfolio
- Ensure Regional Managers are effectively supporting on‑site teams and holding them accountable
- Ensure compliance with Fair Housing laws, local and state regulations, and company policies
Experience & Qualifications
- 15 years of progressive experience in multifamily property management
- 10 years in a senior leadership role (Regional Manager, Senior Regional, Director, or equivalent)
- Demonstrated experience overseeing Regional Managers and large, multi‑property portfolios
- Strong understanding of third‑party property management operations
- Proven ability to drive accountability, consistency, and performance across teams
- Deep knowledge of multifamily financials, budgets, and operational metrics
- Experience working with ownership clients in a third‑party management environment
- Familiarity with Washington State and local multifamily regulations
- Experience overseeing complex or mixed portfolios

Compensation & Benefits
- Salary Range: $170,000 – $180,000 annually. The actual salary offered will be determined based on the candidate’s experience, skills, and internal equity.
