Introduction
Outrig is a rapidly growing owner/operator of multi-tenant industrial and high-end RV/boat storage properties across the United States. We focus on providing our customers with a “best in class” experience through investing in new technologies, services, and amenities. We are seeking to add a Commercial Leasing Manager to our Chicago office to drive our portfolio leasing initiative.
Position Overview:
We are seeking a highly organized, proactive, and detail-oriented Leasing Manager to oversee leasing operations across our portfolio of assets – but highly focused on our growing multi-tenant industrial portfolio. This individual will manage the full deal lifecycle—from proposal review to broker negotiations through lease execution—while coordinating closely with brokers, onsite teams, and Outrig leadership.
Key Responsibilities:
Leasing & Deal Negotiation
- Serve as the primary point of contact for brokers, maintaining daily dialogue and driving negotiations across the portfolio (driving over 50 deals at any given time).
- Manage brokers to ensure proposals for renewal tenants and new prospects are sent out and reflect the correct terms.
- Negotiate lease terms and counterproposals to ensure deals meet company targets, escalating higher-value or complex negotiations to Outrig leadership as needed.
- Coordinate holdover communications with unresponsive tenants
- Review all new proposals before they go out to prospects and approve all proposals prior to execution and review every lease draft before it's sent to tenants.
- Secure leadership approval on final terms by providing final deal summaries to Outrig leadership.
- Review tenant financials when evaluating personal guarantee requirements.
- Oversee tenant applications, credit checks, and lease drafting to keep deal velocity moving.
- Lead one-off commercial leasing opportunities throughout the RV/Boat portfolio (i.e. office lease, apartment leases, etc.)
Reporting & Administration
- Ensure new leases and vacancies are entered accurately in property management software system for rent roll integrity, and review holdover tenants.
- Prepare monthly reporting outputs including rent roll summaries, leasing summaries, forecasts, lead and pipeline summaries, commission schedules, etc.
- Deliver leasing reports to leadership conveying an accurate picture of each properties pipeline and the properties position within the market.
- Review rate sheets with leadership and recommend rate adjustments; keep marketing materials current and on-message.
- Identify trends in tenant / prospect feedback on the lease document and make suggestions of any recommended changes to the lease.
Cross-Team Collaboration
- Lead weekly leasing meetings to review activity and market trends, and participate in weekly Ops & Leasing collaboration meetings.
- Communicate move-in/move-out activity with facilities and maintenance teams.
- Review and confirm leasing commission invoices for accuracy prior to payment.
Growth & Process Improvement
- Support technology upgrades, including the Deal Manager/VTS integration and transition.
- Contribute to internal KPI dashboard development to track leasing performance.
Qualifications:
- 5 years of leasing experience, ideally within industrial, flex, or small bay/light industrial space.
- Proven track record negotiating lease terms and managing a high-volume deal pipeline.
- Proficiency with Yardi or similar property management software; experience with Deal Manager or VTS a plus.
- Strong financial acumen, including experience reviewing tenant financials and personal guarantees.
- Excellent organizational skills with the ability to track dozens of concurrent deals and deadlines.
- Strong written and verbal communication skills for coordinating across brokers, tenants, and internal teams.
- Ability to work cross-functionally with Operations, Accounting, and Facilities teams.
- A proactive, detail-driven mindset with the ability to manage multiple priorities under deadline pressure.
