Orbach Affordable Management (OAM) is seeking a proactive Maintenance Supervisor to join our dynamic property management team. This hands-on leadership role is ideal for a skilled maintenance professional with strong organizational, problem-solving, and team management abilities. The successful candidate will help ensure the efficient operation and upkeep of Lock Haven Apartments, a vibrant affordable housing community with 150 units.
Key Responsibilities
- Lead and oversee preventive maintenance, capital improvement projects, and property maintenance operations.
- Monitor and direct maintenance activities to ensure compliance with HUD REAC/NSPIRE inspection standards.
- Attend HUD and other regulatory agency inspections and coordinate inspection readiness.
- Build strong working relationships with inspectors, vendors, contractors, and onsite staff.
- Train, mentor, onboard, and assist in interviewing maintenance team members.
- Schedule monthly and annual apartment, vendor, and property inspections.
- Order maintenance supplies, equipment, and repair materials while managing inventory.
- Coordinate vendor deliveries and contractor services.
- Oversee apartment turnovers to ensure units are completed efficiently and ready for occupancy.
- Perform follow-up inspections to verify completion of repairs and inspection findings.
- Conduct routine property assessments to ensure compliance with life safety requirements, building codes, and mechanical, electrical, and plumbing (MEP) systems.
- Review work orders and maintenance documentation in OneSite to monitor progress and quality.
- Assist with environmental compliance issues and provide guidance to onsite maintenance teams.
- Promote and enforce company safety policies and OSHA standards.
Qualifications
- Minimum of 3 years of residential, multifamily, or facilities maintenance experience, including supervisory responsibilities.
- Experience with affordable housing communities and HUD REAC/NSPIRE inspections strongly preferred.
- HVAC experience is required. EPA Certification is highly preferred.
- Strong working knowledge of HVAC, plumbing, electrical, carpentry, drywall, and painting.
- Knowledge of OSHA regulations, local and state building codes, and safety practices.
- Experience with RealPage/OneSite or other property management software preferred.
- Comfortable using computers and responding to emails.
- Must be available for on-call emergencies (24/7) as needed.
- Ability to lift up to 50 pounds and perform physical tasks including walking, standing, climbing, kneeling, crouching, and working in varying weather conditions.
Work Environment
This is a full-time, hands-on management position that combines field work with leadership responsibilities. The Maintenance Superintendent is expected to actively participate in maintenance operations while supervising staff, coordinating projects, and ensuring regulatory compliance. Overtime, evening, weekend, and emergency on-call work may be required based on business needs.
Pay: $26.00 - $28.00 per hour
