Business Development Executive, Facilities Services

Opus Operations
Miami, FL Full Time
POSTED ON 10/23/2026
AVAILABLE BEFORE 11/21/2026

The opportunity

Opus Operations provides janitorial, security, and concierge services to some of the largest property management firms and building owners in the country. Our clients stay because our people stay: we run turnover well below industry norms in businesses where 100% annual churn is common.

We've grown on reputation and relationships. Now we're building a dedicated new business team, and you'd be one of the first people on it.

This is a hunting role. You won't inherit a book or babysit accounts. You'll open doors with property managers, regional directors, and ownership groups, earn their trust, and bring in contracts that typically start around $300,000 a year in New York and $250,000 in Florida and can grow into multimillion dollar portfolio relationships. Once a client signs, our operations team owns delivery, so your time stays on the next win.

If you want to help shape how a growing company sells, not just fill a seat on an established team, keep reading.

What you'll do

  • Build and work a target list of commercial and residential properties, management companies, and ownership groups in your market
  • Get in front of decision makers through outreach, industry events (BOMA, IREM, REBNY), referrals, and introductions from our leadership team
  • Run real discovery: walk buildings, understand what's broken with the current vendor, and figure out what it costs the client
  • Build proposals with our operations and pricing teams, then negotiate and close
  • Pursue portfolio relationships with regional and corporate leaders, not just one building at a time
  • Keep a clean, honest pipeline in Salesforce and forecast with confidence
  • Hand new clients to operations smoothly and stay close enough to spot the next expansion opportunity

What success looks like in year one: a full pipeline in your market, several new logos signed, and at least one relationship that can turn into multiple buildings.

Who we're looking for

  • 5 years of B2B sales with a track record of closing new business, not managing renewals
  • Experience selling recurring service contracts of $250,000 or more a year
  • Relationships in commercial real estate or property management in your market, or a clear plan to build them fast
  • Comfortable running a long sales cycle with several stakeholders (property manager, regional director, ownership)
  • Organized and accountable; you treat your CRM as a tool, not a chore
  • Based in the NYC metro area or South Florida

Strong pluses: experience in janitorial, security, or facility services; formal sales training such as Sandler; an existing network at firms like CBRE, JLL, Cushman & Wakefield, or FirstService.

This probably isn't the right fit if

  • You prefer inbound leads or a high volume, transactional sales motion
  • Your recent experience is mostly account management or customer success
  • You need a large marketing engine behind you to generate meetings

Compensation and benefits

You get a real base salary and a direct share of what you bring in.

  • Base salary: $60,000 to $90,000, based on experience
  • Commission: 1.5% of every dollar a new client bills during their first year, paid on revenue, not margin, with no cap
  • Health and dental insurance
  • Two weeks paid time off

Because our contracts are large and billed monthly, commission builds steadily as each account goes live. One portfolio win can be worth more than a year of smaller deals.

Why Opus

  • A product that sells itself once you're in the room. Our retention and staff stability give you a story competitors can't match.
  • Leadership that sells with you. Our executives join key meetings and open doors through their own relationships.
  • Wide open territory. No inherited accounts, no turf wars, and real room to grow in two of the biggest real estate markets in the country.
  • Operations you can trust. You won't spend your week fixing service issues. Our operations and area management teams handle delivery.
  • A seat at the table. As an early member of the sales team, your input will shape our process, tools, and playbook.
