Territory Sales Executive – Commercial Facilities Services

Opus Operations is growing, and we're looking for an ambitious sales professional to build new business throughout the NY/NJ/CT tri-state area.
This is a true new-business development role. You won't inherit a book of business or spend your time managing existing accounts. Your focus is simple: identify opportunities, build relationships, close new clients, and help grow the business.
You'll represent a company known for delivering exceptional service and long-term client relationships. Once a client is onboarded, our experienced Operations team takes ownership of day-to-day service delivery, allowing you to stay focused on developing new opportunities while remaining involved through strategic relationship management and periodic business reviews.

What You'll Do
- Develop new commercial business throughout the NY/NJ/CT tri-state area.
- Sell integrated facility services, including janitorial, porter, security, and concierge solutions.
- Prospect through cold calling, networking, referrals, company-provided leads, walk-ins, and strategic outreach.
- Meet with Property Managers, Regional Managers, Facility Directors, ownership groups, and other commercial decision-makers.
- Conduct site visits, needs assessments, presentations, and proposal meetings.
- Prepare proposals, negotiate agreements, and close new business.
- Maintain an organized and disciplined sales pipeline in Salesforce.
- Collaborate with Operations to ensure a seamless client transition and long-term customer success.
What We're Looking For
- Proven success in B2B outside sales or business development.
- A disciplined, self-motivated professional with a passion for winning new business.
- Excellent communication, presentation, and relationship-building skills.
- Comfortable spending the majority of your week prospecting and meeting clients in the field.
- Experience managing opportunities within a CRM (Salesforce preferred).
Preferred Experience
- Commercial janitorial, security, staffing, facilities services, property management, or related industries.
- Experience selling to commercial real estate organizations, property managers, or facility management professionals.
- Formal sales training such as Sandler, MEDDIC, Challenger, or similar.

Compensation
We invest in our salespeople while they build their territory.
During your ramp-up period, you'll receive guaranteed compensation of $60,000-$100,000 annually, based on experience. As your business grows, you'll transition to a 100% commission compensation model with no cap on earnings.
Our commission structure is based on the revenue you generate—not profit—allowing high performers to directly benefit from the business they build.
Work Location
This is a field-based position serving the NY/NJ/CT tri-state area, with some time in our Rockland County or Brooklyn office.
Pay: $60,000.00 - $100,000.00 per year
