Summary
Director of Construction will serve as Oppidan's Owner's Representative and Project Manager for both Oppidan owned and fee development projects. The Director will lead and manage all phases of design and construction for assigned projects and provide expert oversight and technical leadership for the construction of large commercial projects which could include Data Centers, Senior Living, Multifamily, Residential, Retail, and Industrial pending relevant experience.
Responsibilities:
This role requires a professional with a degree in Construction Management, Engineering, or equivalent experience, and at least 10 years of project management expertise, including mission-critical data center work. The ideal candidate has comprehensive knowledge of base building systems, construction documents, and industry regulations, along with experience managing the full data center lifecycle—from design and build to operations and maintenance. Strong leadership in design meetings, vendor coordination, and commissioning phases is essential, as are skills in risk mitigation, negotiation, and constructability analysis. Proficiency in Microsoft Office and project management tools, attention to detail, and excellent communication round out the profile, with preference given to those with design-build experience and prior owner's representative roles.
Qualifications:
This role involves comprehensive project management across design, procurement, and construction phases, including oversight of long-lead equipment and OFCI items. The position requires close collaboration with developers, operations, finance, legal teams, and data center tenants to align schedules, budgets, and turnover conditions. Responsibilities include managing RFP and bidding processes, qualifying and contracting design teams and GCs, conducting due diligence, and coordinating tenant fit-outs. The role also entails monitoring job sites, leading progress meetings, reviewing designs for value engineering, controlling costs, and ensuring compliance with project scope. Strong communication with stakeholders—including capital partners, utilities, and AHJs—is essential, along with the ability to anticipate risks, enforce contracts, and maintain relationships with design, construction, and operating partners.
