Overview:
We are seeking a detail-oriented Renewal Specialist to join our team. In this role, you will be responsible for managing lease renewals, maintaining clear communication with residents and property owners, and ensuring timely processing of all related documents. The ideal candidate is highly organized and capable of balancing multiple tasks efficiently. Key responsibilities include submitting and negotiating lease renewals, issuing required notices, monitoring tenant compliance, and maintaining accurate records and reports. This is a vital role that supports smooth property operations and strengthens resident retention. This is a fully onsite role based at our office in Addison, TX, offering the opportunity to be directly involved in day-to-day operations within a fast-paced, team-focused environment. An Active Texas Real Estate license is required in order to be considered.
Summary of Responsibilities:
- Submit and confirm lease renewal requests in a timely and accurate manner.
- Respond to email correspondence from residents and property owners, ensuring clear and professional communication.
- Negotiate lease renewal options and terms with residents, aligning with property owner preferences and ensuring satisfaction on both sides.
- Process lease renewals, amendments, and addendums efficiently while maintaining accurate records.
- Issue 60/90-day notices to tenants on a monthly basis, ensuring compliance with lease terms.
- Monitor and ensure tenants are up-to-date with insurance requirements and compliant with property policies.
- Update and track renewal statuses promptly as they are received, ensuring all records are current and accurate.
- Create and maintain detailed Excel sheets and documents to track renewal processes and data.
- Utilize Microsoft Office Suite effectively to complete daily tasks and generate reports as needed.
- Prepare, create, and audit various reports, ensuring all information is accurate and up to date.
- Perform additional data entry tasks with high attention to detail and accuracy to support the team and ensure smooth office operations.
- Perform any other tasks as assigned by management
Required Qualifications, Skills & Experience:
- Active Texas Real Estate License. As an Open House employee, you will be required to hang your license with our brokerage and will not be permitted to practice Real Estate while employed.
- High School diploma or equivalent required.
- 2 years of experience in Single Family Property Management, demonstrating in-depth knowledge of the industry and key practices.
- Proficient in MLS, Propertyware, Salesforce, and Rently.
- Highly detail-oriented, ensuring accuracy and precision in all tasks and documentation.
- Strong time management skills, with the ability to prioritize and handle multiple tasks in a fast-paced environment.
- Self-motivated and able to work independently, taking initiative and completing tasks without requiring constant direction.
- Collaborative team player, skilled in working effectively in team settings and across departments to achieve common goals.
- Exceptional customer service skills, consistently delivering a positive and professional experience for residents and property owners alike.
- Outstanding verbal and written communication skills, ensuring clear, concise, and professional interactions at all times.
- Maintains a professional demeanor, embodying the values of the company and fostering a respectful and efficient work environment.
All candidates must be legally authorized to work in the United States. Employment is contingent upon the successful completion of a background check, drug screening, and motor vehicle record search. A final offer of employment from Open House Realty & Investments will only be extended after all required screenings have been completed and cleared.
