Overview:
High-volume property management company is seeking a detail-oriented and proactive Senior Property Manager to oversee our expanding portfolio in the Atlanta market. The ideal candidate will have strong problem-solving skills, the ability to manage multiple priorities, and the flexibility to collaborate with various team members.
In this role, the Senior Property Manager will oversee daily operations across multiple properties, including rent collection, tenant relations, and property maintenance. As a senior leader, they will mentor junior property managers, guiding them to achieve optimal performance. Key responsibilities include managing payment collections, enforcing deadlines, overseeing move-out procedures, and addressing delinquent payments and eviction processes. Additionally, this role involves resolving tenant complaints, maintaining accurate records, and ensuring compliance with company policies. This is a fully onsite position based at our office in Dunwoody, GA. An Active Georgia Real Estate license is required in order to be considered.
Summary of Responsibilities:
- Lead and manage the training of all new hires, ensuring they are well-versed in company policies, operations, and best practices to ensure their success in the role.
- Oversee the collection of rent and other payments from residents, ensuring all payments are made timely and that any applicable fees or fines are enforced effectively.
- Lead and coordinate the move-out procedures for tenants on a monthly basis, ensuring smooth transitions with minimal disruption to property operations.
- Act as the primary point of contact for delinquent residents, addressing late payment notices, issuing eviction alerts when necessary, and maintaining professionalism throughout the process.
- Resolve resident complaints and issues in collaboration with property management staff, ensuring a high level of tenant satisfaction and retention across the portfolio.
- Prepare, update, and maintain detailed reports for the assigned property portfolio, ensuring that all information is accurate, timely, and in compliance with company standards.
- Manage both written and digital records, ensuring that all documentation is up-to-date and easily accessible for both team members and external stakeholders.
- Provide leadership and guidance to junior property managers, offering support, mentorship, and training as needed to drive operational success and improve team performance.
- Collaborate with maintenance teams, vendors, and other departments to ensure the property is well-maintained and operational issues are addressed promptly.
- Assist with other day-to-day property management tasks as needed to ensure the successful operation and profitability of the entire portfolio.
- Perform any other duties and responsibilities as assigned by management.
Essential Qualifications:
- Active GA Real Estate License. As an Open House employee, you will be required to hang your license with our brokerage and will not be permitted to practice Real Estate while employed.
- 3–5 years of property management experience required, with a strong preference for Single-Family Residential portfolio management.
- 5 years of leadership experience, overseeing both field and office-based teams, with a proven ability to manage, coach, and develop staff across multiple functions.
- Comprehensive understanding of Georgia real estate law and property management practices, including compliance requirements, leasing regulations, rent collection procedures, and tenant relations.
- Proven ability to work independently with minimal supervision, demonstrating strong initiative, time management, and problem-solving skills.
- Thorough knowledge of and commitment to adhering to Federal Fair Housing laws and regulations, ensuring ethical and legal standards in all interactions.
- Proficient in managing and balancing tenant ledger accounts, ensuring accurate financial tracking and reporting.
- Demonstrated ability to effectively handle and resolve tenant issues, using strong conflict resolution skills to maintain positive relationships and resolve disputes promptly.
- Excellent critical thinking and problem-solving abilities
- Outstanding verbal and written communication skills, capable of interacting clearly and professionally with residents, staff, and stakeholders.
- Strong ability to maintain confidentiality, ensuring sensitive company and resident information is protected at all times.
- Proven ability to work well within a team, effectively collaborating with multiple departments to achieve company goals and enhance property management operations.
- Proficient in Microsoft Office Excel, PowerPoint, and Word
- Propertyware knowledge preferred, but not required
Physical Requirements:
● Prolonged periods of sitting at a desk and working on a computer.
● Must be able to lift up to 15 pounds at times.
