Overview: 

We are seeking an experienced and motivated Leasing Manager to lead, develop, and inspire a high-performing team of Leasing Agents while driving leasing performance across our portfolio. This role is responsible for achieving departmental goals, performance metrics, and company objectives while delivering a consistent and exceptional customer experience.

The Leasing Manager plays a key role in implementing and monitoring KPIs, analyzing leasing data, preparing forecasts and performance reports, and driving continuous improvement. This position oversees the full marketing and leasing lifecycle for vacant and upcoming homes, ensuring properties are presented at peak condition and achieve optimal leasing results.

The Leasing Manager partners closely with cross-functional teams, external agents, and company leadership to resolve escalations, enhance operational efficiency, and ensure compliance with company policies, processes, and Fair Housing regulations. The ideal candidate is a hands-on, analytical leader who thrives in a fast-paced environment and is passionate about team development and operational excellence. An active Texas Real Estate License is required for this role.

 


Summary of Responsibilities:

  • Lead and mentor a team of Leasing Agents to meet departmental goals, performance metrics, and company objectives, while enforcing adherence to policies, processes, and procedures- ensuring optimal team performance and a consistent customer experience.
  • Drive team motivation to reach target metrics and performance goals for the portfolio, taking initiative to achieve successful results.
  • Support the creation and implementation of key performance indicators (KPIs) to drive team success.
  • Prepare forecasting and comprehensive reports on leasing performance and other key metrics.
  • Promptly provide support in addressing and resolving property-related issues and escalations from prospects and external agents as they arise. .
  • Engage closely with cross-functional teams to offer insights, resolve issues and provide feedback on processes and tools.
  • Analyze and monitor dashboards daily to ensure there are no discrepancies and track the progress of leasing activities.
  • Demonstrate knowledge of, and remain compliant with all Open House policies, rules, and regulations to ensure compliance with Fair Housing.
  • Manage the marketing and leasing process for vacant and upcoming homes within the designated portfolio to drive successful outcomes and peak performance.
  • Assess and analyze daily, weekly, monthly, quarterly, and annual reports for accuracy and ongoing improvement.
  • Tours assigned portfolio as needed to ensure properties are pristine, functional and in excellent condition for showings.
  • Conducts training sessions for the leasing team as needed to ensure compliance with company processes and procedures.
  • Monitor the screening process to ensure timely completion and adherence to company standards.
  • Review external advertising campaigns for accuracy and notify relevant teams for necessary adjustments.
  • Assist in deploying marketing strategies for properties experiencing a high number of days on the market.
  • Maintain a running track record of promotions and discounts applied to active properties.
  • Provide guidance and support to the team by sharing professional expertise and proprietary company information.
  • In coordination with Broker, handle external agent commissions and manage relationships to support leasing efforts.
  • Collaborate with company leadership to determine optimal staffing solutions and plan implementation strategies.
  • Create, develop, and maintain a wait list as needed.
  • Assist with recordkeeping, filing, bookkeeping, and paperwork as required.
  • Other duties as assigned by management.


Required Qualifications & Skills:

  • High school diploma or equivalent required. Bachelor's degree preferred.
  • Active Texas Real Estate License. As an active employee, you will be required to hang your license with our brokerage and will not be permitted to practice Real Estate while employed.
  • 3-5 years of management experience is preferred.
  • Positive, approachable, and energetic attitude, with a talent for motivating and uplifting a team of leasing professionals.
  • Adept at applying critical thinking to solve intricate problems effectively and efficiently.
  • Excellent interpersonal skills as well as sales and customer service skills.
  • Excellent verbal and written communication skills.
  • Detail-oriented and organized.
  • Proficient in Microsoft Office Suite and Google Suite
  • Knowledge or experience with real estate technology tools, such as Propertyware & Salesforce is highly desired for effective property management and operational efficiency.

  • Ability to travel up to 10% of the time


Physical Requirements:

  • Prolonged periods of sitting at a desk and working on a computer.
  • Must be able to lift up to 15 pounds at times. 

 

All candidates must be legally authorized to work in the United States. Employment is contingent upon the successful completion of a background check, drug screening, and motor vehicle record search. A final offer of employment from Open House Realty & Investments will only be extended after all required screenings have been completed and cleared.

Salary : $70,000 - $80,000
