Position Summary
The NYC Residential Portfolio Manager will manage and oversee operations for Olshan Properties’ NYC portfolio.
Position Duties and Responsibilities
- Oversee a team comprised of property managers, superintendents, property level staff and internal / external leasing resources.
- Manage and oversee AR, landlord / tenant issues, evictions and legal disputes (as required).
- Responsibilities include all aspects of asset management, operations / management, leasing, planning, budgeting, and reporting.
- Develop and implement strategic business plans for each asset maximizing cash flow/value of the assets.
- Forecast operating and capital budgets for each asset.
- Support execution of capital projects in conjunction with internal construction counterparts.
- Review and approve tenant lease requests.
- Prepare recurring and ad-hoc reporting for distribution to management and partners.
- Perform valuation / cash flow projections for each asset. Monitor the financial performance of each asset relative to internal forecasts and debt requirements.
- Respect, lead, educate and mentor members of your team
- Collaborate with acquisitions and development executives as necessary, providing pre-acquisition and pre-development input and assistance during due diligence processes, and manage post-acquisition and post-development activities and integration of asset into the residential portfolio.
- Implement and update processes, procedures and best practices for the residential team. Ensure uniform compliance with best practices.
- Other tasks and projects as assigned by management.
Knowledge and Skills
- Ability to communicate with others, identify problems/opportunities and capitalize.
- Ability to understand and diagnose financial statements
Qualifications
- Minimum 10 years residential property management and / or operations experience, with a focus on NYC properties and experience with rent stabilization regulations a plus
- Demonstratable critical thinking and analytical skills
- Savvy with business technology including highly proficient in Microsoft applications (specifically Excel) ARGUS, and Yardi
- Bachelor’s Degree preferred
Salary : $200,000 - $225,000
