JOB SUMMARY:
Works throughout the Agency within a unit of maintenance staff performing maintenance related duties at Agency locations. Works in a team approach carrying out duties and participating in projects with other members of the team to meet needs timely and efficiently. Independently performs routine to difficult maintenance and repairs at
OCO Facilities. Carries out all duties within policy and procedure, program and funder regulations, and applicable codes.
JOB DUTIES AND RESPONSIBILITIES:
• Works independently to carry out tasks under the supervision of the Lead Facilities Technician and Facilities Manager. Works within a team of maintenance support staff to
ensure cooperation and collaboration to achieve results.
• Handles daily assignments and tracks life cycle of assignments in OCO Facilities Work Order System.
• Performs building and grounds maintenance as assigned.
• Participates in after hours and weekend on-call rotation.
• Works as a team member to carry out larger, more complex tasks and projects.
• Troubleshoots problems and refers tasks in need of higher skill level to appropriate supervisory staff.
• Demonstrates flexibility to respond to emergent needs as they arise and to share on-call responsibilities when other staff are unavailable.
• Performs duties in pleasant, professional manner.
• Reports concerns and complaints promptly to appropriate supervisory staff.
Duties include, but are not limited to:
- Lawn maintenance and/or snow removal where assigned
- Carpentry repairs and painting
- Plumbing and Electrical repairs
- HVAC system repairs
- General maintenance to OCO Facilities as needs arise
- Provides documentation and back-up to supervisor for billable hours and maintenance/repair costs.
- Takes notice of the condition of facilities while on assigned jobs and reports the need for routine maintenance and repairs to supervisor (or Property Developer in supervisor’s absence).
- Ensures accuracy and timely submission of paperwork such as timesheets, leave sheets, mileage sheets, van records, billing information and purchasing documentation.
- Regularly checks messages and/or makes direct contact with supervisor regarding needs or changes in priorities.
- Purchases supplies necessary to perform the work required at each site, with prior approval from supervisor.
- Provides on-call response to Facilities contacts after hours on a rotating basis, as assigned.
- Performs other reasonably related tasks as assigned.
JOB REQUIREMENTS:
- Must possess a variety of skills needed to repair and maintain OCO Facilities
- Must have working knowledge to perform maintenance, electrical and plumbing.
- Must have the ability to work independently and prioritize work.
- Must be able to maintain accurate records and have good communication skills.
- Must be able to work well with others and be a good representative of the Agency in the community and at sites.
- Must be flexible with regard to work hours required to meet the needs of the program; may be requested to respond after hours periodically.
- Must be able to respond to emergency situations at other than normal work hours.
- Must be in good physical condition to perform physical work and be able to regularly lift heavy objects of 50 lbs. or more.
- Must have valid New York State Driver's license with driving record within Agency policy and have regular access to a reliable and properly insured vehicle for travel throughout the county.
- Must have own set of basic tools.
MINIMUM QUALIFICATIONS:
- High School diploma or GED with additional training or course work in the trades course work field; and
- Five years directly related paid work experience; or
- Any equivalent combination of education and training.
