Do you have experience working in low-income tax credit housing? We have an exciting opportunity at our City West community for a self-driven, critical-thinking, and detail-oriented individual with LIHTC work experience. This position will report to the Property Manager.
The Occupancy Specialist is responsible for ensuring accurate, compliant, and efficient management of the resident application, move-in, and recertification processes at the property. This position plays a critical role in maintaining occupancy levels and ensuring that all the resident qualifications align with affordable housing regulations.
Responsibilities
- Conduct thorough qualifications assessments for prospective applicants to ensure compliance with affordable housing standards.
- Complete the move-in process for new residents, including verifying eligibility and prepare necessary documentation.
- Review and verify resident qualifications annually, managing any changes in eligibility or status.
- Oversee and complete annual re-certifications for current residents, ensuring ongoing compliance with housing regulations.
- Maintain records and documentation for all resident files also within the property management software system, ensuring data accuracy and confidentiality.
- Collaborate with the team to achieve target occupancy levels and meet recertification completion goals.
- Inspect vacant apartments (including the path to); schedule apartment make-ready repair work, help sparkle community room/office and vacant units as necessary; and observe and report any common are needs.
- Review and/or resolve resident complaints and/or requests.
- Process data base entries accurately, observing processes and deadlines as directed by supervisor.
- Follow the established safety policy and reports issues to supervisor.
- Report to job site and compete work every work-day as scheduled.
- Process applications and prepare lease packages.
- Assist in move-in and move-out procedures.
- Maintain positive business relationships with all residents, prospective residents, all department on property and corporate office, and general public.
- Handle emergencies and communicate all problems to supervisor.
- Maintain current knowledge of all job-related topics, including but not limited to fair housing law, employment law and applicable federal, state and local regulations.
- Perform all work in an ethical manner.
Experience
- Previous experience in property management or a related field is preferred.
- Proven knowledge of affordable housing regulations and processes, including proficient in completing affordable housing move-ins and annual re-certifications.
- Strong sales skills with a proven track record in upselling or customer service roles.
- Must be proficient with computers; knowledge of Yardi or other property management software if a plus.
- Must be self-driven, have good organizational and time management skills
