THE ROLE

The Development Manager will manage key phases of real estate development projects from pre-development through groundbreaking. You will work directly with the Managing Director of Development and closely with senior leadership, municipal agencies, and multi-disciplinary consultants to keep projects on schedule, within budget, and in compliance with all regulatory requirements. This is a hands-on role ideal for someone who knows Miami's development landscape and is ready to take on greater ownership.

 

KEY RESPONSIBILITIES

Permitting & Entitlements

·         Manage the permitting process from pre-application through permit issuance, including coordination with building departments, zoning, fire review, County departments, and private provider is selected

·         Lead or support entitlement efforts including rezoning applications, variances, special exceptions, and presentations before the City of Miami's UDRB, PZAB, and City Commission as needed

·         Maintain strong working relationships with municipal staff, expeditors, and land use counsel

·         Track permit status, anticipate delays, and proactively resolve issues to protect project schedules

 

Design & Engineering Coordination

·         Manage architect, civil, MEP, structural, and specialty consultant teams through all design phases (Concept, SD, DD, & CD)

·         Coordinate design schedule and deliverables to ensure drawings are on track for various project milestones

·         Facilitate design team meetings, prepare meeting minutes, and track action items through to resolution

 

Budget & Financial Oversight

·         Assist in the preparation, tracking, and updating of pre-development budgets

·         Support senior staff in maintaining and updating real estate development pro formas and financial models

·         Review consultants add services and invoices for accuracy and alignment with approved budgets

·         Flag budget variances early and help develop mitigation strategies

·         Lender and/or partnership reporting

 

General

·         Maintain organized project files 

·         Reporting project updates to senior leadership

·         Support due diligence efforts for new land acquisitions and development opportunities when needed

 

QUALIFICATIONS

Required

·         5–10 years of experience in real estate development, with a minimum of 5 years in a development management or project management role

·         Direct, hands-on experience with the City of Miami permitting and entitlement processes

·         Experience with managing multidisciplinary design and engineering teams

·         Understanding of with real estate development pro formas, project budgets, and cost tracking

·         Strong organizational skills with the ability to manage pre-development tasks and deadlines simultaneously

·         Excellent written and verbal communication skills

·         Proficiency in Microsoft Office Suite (Excel, Word, Project - Bluebeam and Smartsheet a plus)

·         Bachelor's degree in Real Estate, Architecture, Business Management, or a related field
