About O’Leary Group

O’Leary Group is a client representative project management firm that leads development and construction projects from the owner’s side of the table.

We help clients make informed decisions, protect their investment, and move complex projects forward with greater clarity and control. From early due diligence and planning through design, construction, and opening, we coordinate the people, information, and decisions required to deliver a successful project.

Our work spans retail, hospitality, wellness, commercial interiors, and other experience-driven environments. We are a hands-on, highly collaborative team known for thoughtful planning, proactive problem-solving, and an unwavering commitment to our clients and project partners.

The Opportunity

We are seeking an Assistant Construction Project Manager to support the planning and delivery of multiple client projects.

Working closely with OLG’s Project Manager's and company leadership, you will help coordinate project teams, maintain budgets and schedules, track decisions and deliverables, review construction documentation, and keep projects organized and moving forward.

This is an opportunity for someone with a strong foundation in construction or design who wants to develop into a well-rounded, owner-side Project Manager. The right candidate will be highly organized, curious, proactive, and comfortable taking ownership of important project details while continuing to build their technical knowledge and professional judgment.

What You Will Do

  • Support projects from early planning and due diligence through design, construction, closeout, and opening
  • Coordinate architects, engineers, contractors, expeditors, consultants, vendors, and client stakeholders
  • Prepare meeting agendas, document decisions, and maintain clear action-item logs
  • Track project schedules, milestones, deliverables, approvals, and outstanding decisions
  • Maintain project budgets, commitments, forecasts, invoices, and change-order logs
  • Assist with the review of contractor proposals, bids, payment applications, change orders, submittals, and supporting documentation
  • Review drawings and project documents to identify coordination items, inconsistencies, and potential risks
  • Participate in client, design, contractor, and internal project meetings
  • Conduct site walks and document construction progress, quality concerns, open items, and required follow-up
  • Support competitive bidding, contractor procurement, and proposal-comparison processes
  • Prepare clear project updates and reporting for clients and internal leadership
  • Maintain organized and reliable project files, records, approvals, and correspondence
  • Follow up with project partners to ensure commitments and deadlines are met
  • Identify issues early and work with the Project Manager to develop practical solutions
  • Help protect the client’s goals, budget, schedule, design intent, and overall project standard
  • Travel to project sites as required
What Success Looks Like

Successful Assistant Project Managers at OLG:

  • Stay ahead of deadlines and follow up without being asked
  • Keep project information organized, accurate, and easy to understand
  • Communicate clearly and professionally with clients and project partners
  • Understand the purpose behind an assignment, not just the task itself
  • Ask thoughtful questions and actively build their technical knowledge
  • Identify missing information, inconsistencies, and potential risks
  • Take ownership of their responsibilities and reliably close the loop
  • Balance attention to detail with an understanding of the larger project objective
  • Know when to solve an issue independently and when to elevate it
  • Contribute positively to a collaborative, high-performing team
Qualifications

  • Bachelor’s degree in Construction Management, Engineering, Architecture, Design, or a related field, or equivalent professional experience
  • Approximately 2–5 years of relevant experience in construction management, general contracting, architecture, engineering, design, development, or owner-side project management
  • Experience supporting commercial construction, renovation, or interior build-out projects
  • Foundational understanding of construction sequencing, budgets, schedules, procurement, and project documentation
  • Ability to read and interpret architectural drawings; familiarity with structural and MEP drawings is preferred
  • Strong written and verbal communication skills
  • Excellent organization, documentation, prioritization, and follow-through
  • Ability to manage multiple assignments and deadlines without losing sight of important details
  • Strong analytical and problem-solving skills
  • Proactive, resourceful, and comfortable asking questions when additional direction is needed
  • Ability to work independently while collaborating closely with Project Managers and company leadership

Experience with retail, hospitality, wellness, restaurant, or complex commercial interior projects is preferred. Prior design experience or experience working closely with design teams is a plus.

Technology

Candidates should be comfortable learning and working across modern project-management platforms. Experience with the following is helpful:

  • Bluebeam
  • Smartsheet
  • Microsoft Project or similar scheduling software
  • Procore or comparable construction-management platforms
  • Microsoft Excel
  • Microsoft Office and Google Workspace
  • AI-enabled tools used to improve project documentation, analysis, and communication

Experience with every platform listed is not required. Strong organization, construction knowledge, communication, and the ability to learn new systems are most important.

Location and Travel

This is a full-time position based in New York City. The role requires regular attendance at client meetings, project sites, and OLG team meetings.

Travel outside New York may be required depending on project assignments.

Compensation

The anticipated base salary range is $60,000–$90,000, based on the candidate’s relevant experience, capabilities, and demonstrated level of project responsibility.

The position is also bonus eligible.
