- Research, analyze, and underwrite title insurance commitments and policies in accordance with company guidelines, underwriting standards, and applicable federal, state, and local regulations.
- Review title searches, abstracts, surveys, legal descriptions, and supporting documentation to assess risk and identify potential title issues.
- Prepare and approve title insurance policies, endorsements, exceptions, and requirements.
- Provide underwriting support, counsel, and authorization to internal staff, title agents, and customers regarding policy issuance and risk resolution.
- Interpret deeds, easements, liens, judgments, restrictions, and other recorded instruments affecting title.
- Resolve complex title defects and underwriting issues by recommending appropriate curative actions.
- Ensure compliance with internal policies, regulatory requirements, and industry best practices.
- Communicate underwriting decisions clearly and professionally to internal teams, agents, lenders, attorneys, and customers.
- Collaborate with escrow, legal, and operations teams to ensure smooth transaction flow and timely policy issuance.
- Maintain accurate documentation and records in accordance with company and regulatory standards.
- Stay current on changes in title insurance regulations, underwriting guidelines, and real estate law.
- Strong knowledge of title insurance underwriting principles and real estate transactions.
- Ability to analyze complex title reports and legal documents with high attention to detail.
- Sound judgment and risk assessment skills.
- Clear and professional written and verbal communication skills.
- Ability to provide guidance and resolve issues in a customer-focused manner.
- Strong organizational and time-management skills with the ability to manage multiple files simultaneously.
- Proficiency with title production systems and standard office software.
- Ability to work independently while collaborating effectively with cross-functional teams.
- High School Diploma required.
- Prior experience in title underwriting, title examination, escrow, or related real estate roles preferred.
- Familiarity with commercial and/or residential title policies and endorsements is a plus.
- Knowledge of California real estate and title practices preferred.
