- Clearly communicate expectations to subcontractors and enforce them
- Coordinate key work activities such as access, manpower, deliveries, and site logistics
- Make sure any changes to the scope of work, sequence, or work methods are discussed and approved before work continues
- Confirm all changes are understood and approved before moving forward
- Oversee daily construction activities on one or more job sites
- Enforce OSHA rules and company safety policies at all times
- Follow and enforce the company Job Site Safety Checklist and Safety Plan every day
- Make sure work follows approved drawings, specs, and schedules
- Keep job sites safe, clean, organized, and secure
- Enforce proper PPE use at all times
- Control site access so only approved personnel are allowed
- Communicate openly and honestly at all times
- Keep Operations Management copied on all job-related communication
- Stay in regular contact with Operations Management throughout the day
- Report progress, issues, inspections, and delays as they happen
- Raise concerns, risks, or problems immediately
- Work with Operations Management to create 46 week lookahead schedules
- Prepare and send a weekly lookahead schedule by Friday at 4 p.m. for the following week
- Track progress against the schedule and flag delays early
- Communicate any schedule changes or delays to all involved parties
- Look ahead for issues that could cause delays, including weather, inspections, testing, material lead times, or temperature limits
- Understand how material choices affect performance, code compliance, warranties, and long-term durability
- Read and understand all material instructions and restrictions before installation
- Take steps to prevent problems instead of reacting after issues occur
- Make sure utility markouts are completed, coordinated, and documented with photos before work starts
- Fully document site conditions before work begins with photos and videos and upload them to the project file
- Provide daily job updates with photos and written notes
- Track open inspections, permits, and outstanding items through project closeout
- Use company-issued devices and required software to track work activities
- Complete and submit incident reports within 24 hours of any safety event, including photos and follow-up actions
- Make sure all materials are approved before ordering or installing
- Get approval for all expenses before purchasing
- Keep company vehicles clean, safe, and in good working condition
- Perform regular visual checks of company vehicles, including tires, windshield, and general condition
- Report any vehicle issues, damage, or unusual noises immediately
- At least 8 years of experience as a Site Superintendent or Project Manager in commercial construction
- Experience with commercial ground-up and renovation projects
- Strong understanding of construction sequencing, inspections, building codes (NJ & PA), and OSHA safety rules
- Ability to work well in a structured team environment
- Strong attention to detail and follow-through
- Ability to read and understand construction drawings, including structural, architectural, mechanical, electrical, plumbing, fire protection, and civil plans
- Comfortable using Microsoft Office for reports, schedules, and documentation
- Strong problem-solving skills and ability to identify issues early
- Ability to manage multiple job sites at the same time
- OSHA 30 certification required
- Must be able to pass respirator fit testing
- Bachelors degree preferred
- Must have a clean driving record
- Available to respond to job-related issues outside normal work hours when needed
- Able to travel to and inspect job sites in different weather conditions
- Able to walk, stand, climb ladders, bend, and work at heights
- Able to lift and carry up to 50 pounds
- Able to work in dusty, noisy, hot, or cold environments while wearing PPE
- Able to drive and travel between job sites
- No phone use, texting, or emailing while driving
- No drug or alcohol use on job sites or while operating company vehicles
